Responsibilities
  • Have overall accountability for shopping-center operations, including mechanical systems, construction practices, preventative maintenance, and government regulations.
  • Administer the center's physical operations and oversee property maintenance, construction coordination, public safety, housekeeping, and contracted services.
  • Assist the General Manager in developing the strategic business plan, budget, and five-year capital plan, and complete monthly financial forecasts.
  • Forecast property expenses, manage capital projects, prepare operational reports, assist with specialty leasing and marketing programs, and resolve People & Culture issues.
  • Manage profit-center performance related to short-term leasing, fixed common area maintenance, utilities, waste handling, and parking services as applicable.
  • Operate and maintain center systems, including lighting controls, electrical, irrigation controls, alarm, and solar systems, and provide training on their use.
  • Ensure restrooms, common areas, and grounds meet required standards and provide training and guidance as needed.
  • Submit contracts and requests for proposals according to operations policies, identify vendors, and obtain bids for repairs and capital expenditures.
  • Lead procurement initiatives and review invoices for accuracy.
  • Support sustainability initiatives, reduce the center's carbon footprint, maximize energy-efficiency programs, and evaluate rebate opportunities.
  • Coordinate with the Construction Department and Tenant Coordinator on construction projects, warranty items, and tenant construction issues.
  • Assist comparable centers with capital projects, operational service agreements, scopes, bids, contracts, timelines, walkthroughs, inspections, and project tracking.
  • Monitor vendor and independent-contractor performance to ensure quality, competency, efficient operations, and budget compliance.
  • Develop training programs for cleaning and maintenance procedures at the site and other assigned centers.
  • Maintain preventative-maintenance checklists and routine inspection and repair programs for roofs, asphalt, sidewalks, and other structural systems.
  • Develop and maintain an effective landscaping program.
  • Ensure tenants comply with maintenance policies for HVAC equipment.
  • Enforce security and safety policies and procedures, monitor the property for violations and hazards, and reduce accident risk.
  • Review security policies and procedures with contracted security and center staff and monitor compliance.
  • Maintain fire-suppression, fire-alarm, and burglar-alarm systems in compliance with applicable codes and ordinances.
  • Work with local law-enforcement agencies to develop effective relationships and cooperative partnerships.
  • Respond to operational emergencies and manage operations during crisis situations.
  • Develop and maintain traffic-control systems and procedures for vehicle and pedestrian movement.
  • Develop and maintain OSHA compliance programs.
  • Maintain productive communication with tenants and visit each store regularly.
  • Ensure housekeeping standards are maintained and tenants are satisfied with the center's appearance.
  • Support holiday activities, special events, programs, and short-term leasing.
  • Participate in managers' meetings and assist store management with facility-related problems.
  • Notify the General Manager of store non-compliance.
  • Represent Tanger at community events and professional organizations.
  • Develop community awareness and professional relationships with community leaders, public officials, municipal building departments, and code-enforcement officers and inspectors.
  • Develop employee training and team-building programs with the General Manager.
  • Participate in weekly meetings with management and staff.
  • Assist the General Manager and People & Culture team with compliance with HR policies.

Tanger is transforming its Tanger Outlets Foley shopping centre in Alabama with an enhanced food and entertainment offering. The company has secured Shake Shack as the first tenant in a new dining area that will allocate approximately 20,000 square feet for up to eight food and beverage concepts.
