  • A minimum of 5 years of related maintenance experience is required.
  • The ability to supervise and lead a team is required.
  • Expert-level ability to understand and diagnose electrical, carpentry, plumbing, heating, ventilation, and air conditioning, painting, carpet care, and appliance repair issues is required.
  • Expert skill operating small hand tools, electrical tools, and small machinery, including basic electrical, carpentry, painting, and small machinery repair, is required.
  • Basic computer skills, including operating a mobile device and personal computer, are required.
  • A valid driver's license and ability to operate a motor vehicle are required.
  • Availability for regular on-call assignments, emergency calls, scheduled off-hours, and emergency overtime is required.
  • Effective communication with management, partners, subordinates, vendors, and residents to exchange information and give or receive work direction is required.
Responsibilities
  • Ensure make-ready work and other maintenance projects are completed accurately and on time according to company quality standards.
  • Maintain and update assigned service requests using Yardi Mobile until each assignment is completed and closed.
  • Troubleshoot maintenance issues across specific trades and assess whether items require repair or replacement.
  • Plan, schedule, and supervise maintenance staff performing maintenance, installation, repairs, service requests, unit turns, and cleaning of grounds and common areas.
  • Hire, train, and develop maintenance staff and ensure company policies, procedures, and safety practices are applied.
  • Lead safety and department meetings with staff members and participate in department, regional, and community meetings or events.
  • Conduct regular property safety inspections, correct unsafe practices or situations, and train maintenance staff in the proper handling of chemicals, supplies, and equipment.
  • Ensure employees work in a safe and secure environment and comply with applicable safety policies and regulations.
  • Coordinate vendor and contractor installation, maintenance, and repair work.
  • Apply preventive care, inspections, and timely repairs to protect the long-term condition of property assets.
  • Maintain the department budget and adjust maintenance decisions to remain within budget.
  • Prepare specifications for major planned projects, negotiate or solicit bids from contractors and vendors, and inspect vendor work for quality, specification compliance, and cost requirements.
  • Purchase and order maintenance supplies, materials, and appliances efficiently and cost-effectively, and maintain appropriate inventory levels.
Desired Qualifications
  • Property management experience is preferred.
  • HVAC, Environmental Protection Agency, and Certified Pool Operator certifications are preferred where applicable.
