Requirements
  • Painting experience in a luxury high-rise community or hotel.
  • Strong verbal and written communication.
  • Familiarity with commercial building codes and regulations is required for building operations.
  • The role requires the ability to operate and maintain building systems, including mechanical, electrical/electronic, fire life safety, smoke control, security, heating, ventilation and air conditioning, and water circulation systems.
Responsibilities
  • Perform all types of commercial painting work.
  • Prepare surfaces for painting by washing, scraping, burning, sanding, sandblasting, or other necessary means.
  • Mix, match, and blend paints, enamels, lacquers, varnishes, stains, and protective coatings to achieve the desired color, consistency, and drying properties.
  • Caulk, putty, cement, or plaster holes and cracks, and cut and replace glass in windows and doors.
  • Erect and use ladders, scaffolding, and swinging-stage equipment as required.
  • Paint buildings, structures, equipment, and furniture using brushes, spray guns, or other applicators.
  • Prepare walls and hang paper or other wall-covering materials.
  • Determine quantities and request supplies orally or in writing.
  • Clean and store tools and equipment and clean work sites.
  • Oversee the daily operations of the building and ensure compliance with HOA policies, regulations, codes, and regulatory-enforcement requirements.
  • Monitor and maintain the performance of building systems, including mechanical, electrical/electronic, fire life safety, smoke control, security, HVAC, and water circulation systems.
  • Coordinate and interact with external contractors and vendors.
  • Implement preventive-maintenance programs.
Desired Qualifications
  • HOA experience.
  • An HVAC certificate and EPA 608 license.
  • Familiarity with the Uniform Commercial Building Code.
  • Familiarity with boiler and chiller repairs.
  • Fire-system management experience.
