Requirements
  • A high school diploma or GED equivalent is required.
  • Formal training beyond high school through technical school, apprenticeship, or college is required.
  • A valid driver's license must be maintained during employment.
  • A state criminal background check and, when applicable, a federal criminal background check are required for regulated areas.
  • Five years of experience in plant operations and maintenance is required.
  • An electrical license or certification is required.
  • The ability to read and interpret blueprints, sketches, shop drawings, specifications, schematic drawings, and related technical documents is required.
  • Numerical ability to perform arithmetic calculations is required.
  • The employee must be physically capable of standing, walking, reaching, climbing, and ascending or descending stairs and ladders for six to eight hours.

  • The employee must use required safety equipment and protective wear, including goggles, gloves, boots, and masks.

Responsibilities
  • Perform advanced maintenance, repair, and inspection of hospital systems and equipment to provide a safe and comfortable environment for patients and staff.
  • Adhere to applicable maintenance and repair work practices, quality standards, and policies to maximize the efficiency of hospital building systems and equipment.
  • Begin prompt corrective action on deficiencies found during inspections and communicate them to the personnel affected in those areas.
  • Instruct others in the use and care of general and specialty tools used in building maintenance and plant repairs.
  • Use and interpret information from test equipment to troubleshoot, repair, and maintain building systems and plant equipment.
  • Use and interpret information from analytical equipment for troubleshooting and preventive and predictive maintenance.
  • Ensure compliance with federal, state, and local regulatory agencies and standards, including NFPA 99, NFPA 101, Occupational Safety and Health Administration requirements, the National Electrical Code, RASHE standards, Joint Commission standards, and ASHE standards.
  • Troubleshoot and repair alternating-current and direct-current electrical equipment and systems, including three-phase systems, motor controls, variable drives, MBC, DX9100 Johnson Controls systems, SCU/DPU, and Automated Logic systems.
  • Design, troubleshoot, and repair air-conditioning and refrigeration systems and equipment, including BTU calculations, Liebert units, chiller operation, cooling-tower capacity, rooftop chillers, and walk-in freezers.
  • Perform specialty welding procedures involving copper, stainless steel, cast iron, silver solder, overhead welding, and vertical welding.
  • Troubleshoot and repair pneumatic and hydraulic controls and systems, including HVAC systems, dampers, vertical lifts, pneumatic tubes, and compactors.
  • Apply energy-conservation methods to electrical, heating, cooling, and mechanical systems.
  • Troubleshoot and repair electronic systems and equipment, including circuit boards, communication boards, power supplies, microprocessors, logic circuits, and amplifiers.
  • Perform scheduled inspections through preventive-maintenance work orders in a timely and efficient manner to minimize equipment breakdowns.
  • Operate, maintain, troubleshoot, and repair HVAC systems, including smoke evacuation, PC controls and commands, air filtration, and humidification.
  • Operate, maintain, inspect, and repair electrical distribution systems, including main switchgear, transfer switches, loads, and emergency procedures.
  • Operate, maintain, inspect, and repair patient-care and portable electrical equipment, including beds, buffers, and power tools, and instruct or train others in their safe and proper use.
  • Ensure accurate and complete documentation of data from scheduled inspections and regulatory-compliance forms.
  • Complete service documentation accurately and promptly through timesheets, work orders, inventory sign-out sheets, and dispatch calls.
  • Evaluate repair options and total repair costs to ensure repairs are cost effective.
  • Respond to trouble calls through the Facilities Engineering dispatcher and routine work orders.
  • Maintain technical competence through in-service training, trade literature, and technical schools.
  • Maintain in-depth knowledge of future building-system technologies.
  • Complete specified TPC training courses as documented in training records.
  • Attend departmental in-service sessions and participate in on-the-job training.
  • Provide on-the-job training to lower-level technicians regarding systems, policies and procedures, safety precautions, and proper working practices.
  • Recommend improvements to the computer maintenance management program to minimize downtime and reduce system and equipment costs.
  • Evaluate equipment and recommend future updates or replacements.
  • Participate in implementing changes to improve the Facilities Engineering department.
  • Promote cost savings by applying knowledge of the hospital's cost-reduction goals and recommending cost-effective repair options.
  • Use proper precautions when exposed to temperatures above 100°F or below 45°F, heights above six feet, vibrations, and skin or lung irritants such as solvents, paints, and lubricants.
