Requirements
- Management experience.
- An in-depth understanding of site leasing trends, traffic patterns, and product availability.
- Ability to review and analyze monthly financial statements.
- Ability to administer tenant leases, enforce lease terms, and ensure proper execution of screening procedures.
- Ability to prepare annual budgets and review monthly financial reports.
- Ability to resolve emergency maintenance issues.
- Ability to obtain and supervise third-party vendors, evaluate service contract requirements, establish performance specifications and documents, and manage the competitive bid process.
Responsibilities
- Maximize rental revenue by maintaining high occupancy and reducing vacancy loss, bad debt loss, and concessions.
- Lead and supervise a team consisting of leasing, marketing, and maintenance personnel.
- Supervise the apartment turnover process, including move-in and move-out inspections, application processing, and monitoring unit make-ready requirements.
- Ensure sales and leasing models are maintained to high standards of cleanliness and maintenance, and communicate problems to the appropriate parties.
- Improve Net Operating Income through revenue maximization and expense controls while maintaining the physical asset.
- Recommend changes to rents and fees in accordance with market changes.
- Supervise, monitor, and process accounts payable, including posting, coding, and approving site invoices.
- Administer tenant leases, maintain tenant relations, communicate with tenants to address needs and resolve issues, and enforce lease terms.
- Prepare annual budgets and provide monthly and quarterly financial reports for individual portfolio properties to owners.
- Perform periodic property inspections and maintain the assigned portfolio's appearance and performance.
- Complete other tasks as directed and assigned.
