What believers are saying

  • FY2026 EPS rose 2.2% to 51.4p, with 98% occupancy and 4.6% LFL income growth.
  • August 2026 deals at Liverpool ONE, Parrs Wood, and Xscape validate destination demand.
  • Landsec sold 55 Old Broad Street on 29 June 2026, recycling capital into higher-return assets.

What critics are saying

  • Metrocentre's £500m acquisition increases leverage and integration risk before shareholder funding is secured.
  • Landsec cut development capex to £185m and delayed new starts until late 2027.
  • If retail leasing weakens, Landsec's office-to-retail pivot loses funding and valuation support.

What makes Land Securities Group unique

  • Landsec combines landlord income with development management, as at 55 Old Broad Street.

Lefties lands at Liverpool ONE for UK debut.

Lefties lands at Liverpool ONE for UK debut. Tom Bottomley 27 August 2026 Inditex's budget fashion and lifestyle brand Lefties, a sister brand of ZARA and a competitor of Primark, has now opened its highly anticipated 27,000 sq ft flagship store on South John Street at Liverpool ONE, marking the brand's UK retail debut. The new store spans two floors, showcasing womenswear, menswear, kidswear, babywear, footwear, accessories and homeware. The flagship also features some of the brand's latest retail technology, already introduced at recent European openings, including robotic hanger sorters and radio-frequency identification (RFID) self-checkouts, which remove the need to scan each item separately. The Liverpool ONE opening will be followed by a second UK store at the Lakeside shopping centre in West Thurrock, Essex, in early October, and a third at Gateshead's Metrocentre in November. Lefties' arrival builds on Liverpool ONE landlord Landsec's long-standing relationship with Inditex and the continued success of its brands, including Zara, Bershka, Pull&Bear and Stradivarius, at the destination. Pablo Sueiras, Head of Retail & Hospitality Leasing at Landsec, said: "Lefties making its UK debut at Liverpool ONE is a significant milestone for the destination and highlights its continued appeal to retailers looking to establish themselves in the UK market. "Lefties' arrival builds on our long-standing relationship with Inditex and the success of its existing brands at Liverpool ONE. It also reflects the confidence global retailers have in the destination's ability to deliver the scale, visibility and highly engaged customer base needed to support long-term growth." Lefties' UK debut builds on Liverpool ONE's track record of attracting flagship and UK-first concepts, with recent arrivals including Salomon, Arne and Montirex. Lefties was founded in 1999 and launched its own-brand collections over a decade ago. It has its own headquarters just outside Barcelona, with commercial and design teams who "aim to bring accessible quality fashion to its customers".

YMCA South Midlands and Xscape Milton Keynes join forces to boost employment opportunities for young people.

YMCA South Midlands and Xscape Milton Keynes join forces to boost employment opportunities for young people. 2-3 minutes YMCA South Midlands and Landsec, owner of Xscape Milton Keynes, have launched a new partnership to help more young people access employment opportunities and build brighter futures. The partnership brings together both organisations' commitment to helping young people develop the skills, confidence and connections they need to move towards meaningful, long-term employment. To kick-start the partnership, Xscape Milton Keynes has donated £2,000 to support YMCA South Midlands' work, as well as providing space within the centre to help the charity raise additional funds and further develop its project. Landsec has pledged to support 30,000 people from underrepresented backgrounds towards long-term employment nationwide through its employment programmes, including work placements and internships. YMCA South Midlands helps young people explore career paths, training opportunities and apprenticeships that match their goals and ambitions. Its employment support includes practical employability sessions, CV writing and tailored guidance with job applications. By working together, YMCA South Midlands and Xscape Milton Keynes will raise awareness of the support and opportunities available to young people in Milton Keynes, while helping to connect them with potential employers, mentors and other employment networks. The partnership comes at a time when youth employment remains a significant national challenge. The Milburn Review, published in May, highlighted that one million young people aged 16 to 24 are not in education, employment or training across the UK. Elliot Moore, Employment Coach at YMCA South Midlands, said: "We're delighted to be working with Landsec and Xscape Milton Keynes to create more opportunities for young people in Milton Keynes. Together, we can connect young people with employers, experiences and support that can make a real difference to their futures. "At YMCA South Midlands, we believe every young person brings valuable strengths, talents and ambitions. With the right support, these can be developed into meaningful careers and long-term success. "Work offers more than an income; it provides structure, stability and purpose, all of which can help change the trajectory of a young person's life. We provide the encouragement that helps young people believe in themselves and take those important steps towards their future." Dan Murphy, Centre Director at Xscape Milton Keynes, said: "Our partnership with YMCA South Midlands will support young people in the city to build confidence, develop valuable skills and access opportunities that can support their journey into employment. "As a leisure destination rooted in the local community, we recognise the important role we can play in creating opportunities and supporting organisations that make a real difference. Through this partnership, we hope to give the confidence and skills to explore new possibilities, develop their potential and take positive steps towards a brighter future." The partnership will combine YMCA South Midlands' experience of supporting young people with Landsec's industry relationships and commitment to creating opportunities in the communities where it operates. Landsec closes in on £500m Metrocentre acquisition.

Landsec closes in on £500m Metrocentre acquisition. Camilla Rydzek 19 August 2026 Landsec is reportedly close to completing a deal worth approximately £500 million for Gateshead's Metrocentre, with the property giant potentially seeking shareholder funding for the acquisition, according to The Times. The proposed purchase would give Landsec control of one of the UK's largest shopping centres, following competition from Frasers Group and Hammerson. Earlier this year, the Metrocentre Partnership put the centre up for sale. The asset is owned by a group of investors that acquired it after Intu - a major corporate shopping centre operator and the centre's former owner - entered administration in 2020. Metrocentre performance and investment More than £60 million has been invested in upgrades at Metrocentre by the Metrocentre Partnership in recent years. This work included refurbishing The Crescent, a 10,000 sq ft retail destination intended to support local and independent brands. In March, Metrocentre said that footfall had exceeded 16 million since the pandemic for the first time, after rising 5.4% annually. It attributed the improvement to a Sovereign Centros-led investment programme that brought changes to the centre, introduced new brands and upgraded facilities for existing operators. The centre has continued to secure retailer investment during the sale process. In July, New Look opened its biggest concept store to date at Metrocentre, taking up 11,000 sq ft in the Red Mall. The store includes expanded womenswear and accessories ranges, as well as digital browsing and services for Click & Collect, order-in-store and self-service returns. Stradivarius and Hollister have also joined the fashion offer over the past year, while Bershka and Lefties have been signed for future openings. Wider development plans The shopping centre forms part of a 52-acre brownfield development area planned to become Metro Riverside, a 4,500-home neighbourhood being advanced through an agreement involving Metrocentre and Gateshead Council. Plans include homes, retail, a hotel, workspaces and leisure facilities. The proposed MetroGreen Area Action Plan included 990 homes around Metrocentre by 2030, with the wider district planned around a "20 minute destination" model. Landsec's acquisition would extend beyond ownership of the existing retail asset, bringing the group into a development area that includes future residential and commercial uses.

Landsec renews major social value investment

Home - news - Landsec renews major social value investment. Landsec renews major social value investment with Ahead Partnership. 03 Aug, 26 Landsec has renewed its partnership with Ahead Partnership, which will see the expansion of bespoke social value programmes in multiple locations across the UK, providing new career opportunities to more young people than ever before. Delivered through Ahead Partnership's bespoke model for improved social mobility, this latest collaboration will see hundreds more young people connecting with businesses and role models from key sectors and industries linked to retail and development. The partnership sits as part of Landsec Futures, a social mobility fund which seeks to boost equality within the real estate industry and deliver £200 million worth of social value by 2030. The collaboration between Ahead Partnership and Landsec, the UK's largest commercial property development and investment company, guarantees significant investment into their co-designed "Made In" challenges, which reached its 2026 finale last month. A series of employability and enterprise competitions, the programme gives young people the opportunity to learn about the diverse range of careers on offer to them in retail and design, and pitch the transformation of vacant retail units or outdoor spaces into vibrant community destinations to a panel of experts. As part of the programme's growth, the Made In challenge will launch at Liverpool ONE from 2027, bringing the initiative to young people in Liverpool for the first time and extending its impact beyond its existing locations, including Cardiff, Essex, Glasgow, Kent, Leeds and Portsmouth. Our partnership with Landsec is an exemplar of the type of social value we are committed to delivering: collaborating to provide meaningful, repeated engagement opportunities, hands-on learning experiences and access to business leaders, role models and mentors. At a time when there are more than a million young people who are Not in Education, Employment or Training, these partnerships are vital to broaden access and opportunity for young people into good jobs across growing sectors. It is only through this kind of early intervention that we can stem the tide of rising youth unemployment. Andy Clarke, Partnerships Director at Ahead Partnership At Landsec, we recognise the importance of early engagement in securing a fairer, more diverse future workforce. The renewal of our successful partnership with Ahead Partnership will be a powerful driving force in the delivery of our bold social value ambitions. We are committed to improving equality across our sector, currently supporting over 30,000 people from underrepresented socioeconomic backgrounds towards long-term employment by 2030. Through our work with Ahead Partnership, we are able to identify and support young people who will benefit significantly from this type of engagement, and tailor these initiatives to them and for them. Kate Honey, Director of Social Impact at Landsec
