Requirements
  • An Associate’s degree or equivalent from a two-year college or technical school, or two to three years of related experience and/or training, or an equivalent combination of education and experience.
  • Familiarity with federal, state, and jurisdictional laws and regulations concerning multifamily housing, Fair Housing, and employee safety.
  • Ability to read, analyze, and interpret business periodicals, professional journals, technical procedures, and governmental regulations.
  • Ability to write reports, business correspondence, and procedure manuals.
  • Ability to present information effectively and respond to questions from managers, clients, customers, and the general public.
  • Ability to calculate discounts, interest, commissions, proportions, percentages, area, circumference, and volume, and apply basic algebra and geometry.
  • Ability to solve practical problems and interpret written, oral, diagrammatic, and schedule-based instructions.
  • Ability to talk, hear, stand, walk, sit, climb, balance, and regularly lift or move up to 10 pounds and frequently lift or move up to 25 pounds.
Responsibilities
  • Manage the day-to-day operations of an individual community or group of communities in the same geographic area.
  • Oversee budgeting, workplace safety, financial reporting and tracking, marketing, operations, human resource administration, and the property’s overall performance as a real estate asset.
  • Inspect each building at least weekly, maintain daily inspection records, and supervise corrective actions.
  • Maintain an effective and proactive community safety program and conduct monthly recorded safety meetings with staff.
  • Coordinate housing violations, special resident arrangements, and potential problems with the Regional Property Manager.
  • Ensure employees and contractors follow Fair Housing policies and required notices are posted.
  • Follow emergency procedures and immediately notify management and authorities of emergencies.
  • Inspect vacated apartments, determine turnover repairs and redecorating, and approve vacant apartments ready for move-in.
  • Monitor supplies, equipment, contractors, leases, rental agreements, offices, common areas, and property repairs.
  • Communicate policy and procedure changes and maintain procedure manuals and instructional memoranda.
  • Report property, liability, and employee injury claims according to company procedures.
  • Assist with resident evictions in compliance with court orders and management and legal direction.
  • Hire, train, equip, supervise, coach, mentor, and evaluate on-site employees.
  • Provide employee orientation, training opportunities, performance reviews, advancement recommendations, and termination recommendations.
  • Oversee marketing, sales, customer service, outreach programs, vacant-unit presentation, shopping reports, sales reports, advertising plans, market surveys, and pricing recommendations.
  • Maintain resident relations and retention programs, supervise resident services, address resident challenges and complaints, and ensure prompt customer-service follow-up.
  • Ensure new residents are met before or at occupancy and communicate community news to residents.
  • Ensure purchases, vendors, deliveries, outside services, invoices, bank deposits, and petty cash follow accounting procedures.
  • Direct, coordinate, and evaluate subordinate supervisors and employees, including assigning work, appraising performance, rewarding and disciplining employees, and resolving workplace complaints and problems.
