Requirements
  • An associate degree or equivalent experience, plus an additional 3–5 years of related experience or a proven track record in a similar function such as occupancy, leasing, or an assistant property manager role.
  • Experience in a supervisory role or capacity is required.
  • Strong judgment and decision-making skills are required.

Responsibilities
  • Remain fully accountable for day-to-day property operations and oversight, including financial, leasing, compliance, resident retention, and maintenance goals and standards.
  • Set financial goals, prepare the annual property budget, monitor actual results, and adjust operations to achieve or exceed budgeted results.
  • Maintain accurate property transaction records and ensure rent, late fees, collections, deposits, payables, petty cash, and funds are processed accurately and on time.
  • Manage Housing Assistance Payments, including special claims, as applicable.
  • Manage vendor and contractor communication, scheduling, billing, relations, and certificates of insurance.
  • Ensure the property is rented and maximize the balance between rent collected and occupancy.
  • Identify markets, secure prospective residents, conduct marketing outreach and surveys, review traffic trends, and convert leads into rentals.
  • Implement and maintain procedures and systems in accordance with company standard operating procedures.
  • Ensure leases, renewals, interim and annual recertifications, resident files, and other administrative documentation are complete, accurate, compliant, and timely.
  • Process work orders, certifications, deposits, and resident documentation in property management software.
  • Organize and lead the community emergency team and instruct staff and residents on emergency response procedures.
  • Build relationships with residents, communities, and associated agencies; address resident concerns and requests; and implement resident retention initiatives.
  • Maintain property rules and regulations and distribute property communications and notices.
  • Interview, hire, onboard, train, develop, counsel, and manage the performance of team members.
  • Ensure appropriate staffing, including maintenance on-call coverage, and handle personnel processes such as evaluations, salary reviews, payroll, and status changes.
  • Coordinate maintenance schedules, projects, inspections, reports, repairs, service contractors, capital improvement needs, competitive bids, and safety corrections.
  • Walk the community regularly to inspect grounds, common areas, vacancies, and amenities, and ensure deficiencies and repairs are addressed and completed timely.
Desired Qualifications
  • Experience with site-based affordable housing programs is strongly preferred.
  • COS and/or CPO certification is strongly preferred.
  • A bachelor's degree in business management or property management is a plus.
  • Multilingual skills are strongly preferred.
