Requirements
  • A Bachelor's degree in construction management or engineering is preferred.
  • A minimum of two to five years of professional construction manager experience, including Assistant Project Manager or Project Engineer experience, is required.
  • At least three years of leadership experience is required.
  • Experience managing at least three construction projects exceeding $5 million is required.
  • Working knowledge of CPM scheduling software is required.
  • Working knowledge of and ability to comply with OSHA regulations and applicable local safety regulations is required.
  • Expert knowledge of reading and understanding blueprints and architectural drawings is required.
  • Proficiency in Microsoft Office, including Microsoft Project, is required.
  • Proficiency in Schedule Logic is required.
  • Knowledge of construction, engineering, and architecture principles is required.
  • Ability to budget, schedule, negotiate, and control costs is required.
  • Familiarity with contract and subcontract documents, terms, and conditions is required.
  • Excellent proofreading, oral communication, written communication, and interpersonal skills are required.
  • Ability to address conflict in a timely and professional manner is required.
  • Ability to multitask and make proactive decisions is required.
  • Ability to process new information and complex topics quickly is required.
  • Ability to function in high-pressure situations and work on construction sites in varying weather conditions is required.

Responsibilities
  • Manage the overall success of assigned construction projects.
  • Lead and manage project teams.
  • Organize logistics, delegate work, and manage project finances to deliver projects on time, on budget, at the desired quality level, and to stakeholder satisfaction.
  • Review drawings and specifications before construction to identify design deficiencies, impractical details, and potential code violations.
  • Identify and address special means and methods required to complete the work.
  • Prepare and update the master schedule with the Superintendent.
  • Maintain schedule alignment with owner decisions and timelines, design information, procurement, fabrication, and field installation lead times.
  • Maintain a safe worksite in compliance with OSHA and applicable local safety regulations.
  • Issue and close safety observations.
  • Meet and exceed quality expectations.
  • Issue and close quality control observations.
  • Initiate, maintain, and forecast all aspects of project financials.
  • Protect stakeholders' financial interests.
  • Issue monthly budget analysis reports to forecast project costs to complete.
  • Prepare and submit accurate, timely monthly applications for payment with required documentation and stakeholder signatures.
  • Understand contract documents as they relate to assigned projects.
  • Approve or reject subcontract revisions or modifications before forwarding them to the Project Executive.
  • Prepare and negotiate subcontractor change orders.
  • Execute subcontract and purchase orders on assigned projects within 90 days of notice to proceed.
  • Work with the Preconstruction Manager to develop detailed subcontractor and vendor scopes of work.
  • Prepare owner change-order requests.
  • Establish and maintain collaborative relationships with project stakeholders.
  • Lead owner, architect, and contractor meetings and ensure meeting minutes protect the company's position.
  • Serve as the initial point of contact for warranty calls that cannot be managed independently by the warranty administrative team.
  • Manage, mentor, and coach direct reports to support their job duties and professional and personal development goals.
  • Lead assigned project teams and foster healthy team dynamics.
  • Organize and train on-site staff on project requirements, documents, and procedures.
  • Develop a network of professional relationships.
  • Respond to and follow up on commitments in a timely manner.
