Requirements
  • A high school diploma or equivalent is required.
  • At least 2 years of maintenance supervisory experience is required; multifamily industry experience is highly preferred.
  • EPA Type II certification is required, and Certified Pool Operator certification is preferred.
  • Must live within 30 miles of the assigned property.
  • A valid driver's license and current automobile insurance are required, and the employee must furnish a reliable vehicle.
  • Must obtain other licenses and certifications required by local, state, or federal law.
  • Must provide basic hand tools.
  • Must be able to use general maintenance equipment, including hand tools, ladders, refrigerant recovery units, landscaping equipment, and required safety equipment.
  • Must use all equipment without jeopardizing personal safety or the safety of associates and residents.
  • Must be able to diagnose and repair applicable major appliances, HVAC systems, intermediate plumbing, intermediate electrical systems where no license is required, sheetrock, general carpentry, pools, roofs and gutters, painting, irrigation systems, landscaping, fountains, foundations and sidewalks, ice and snow equipment, golf carts, and small engines.
  • Must be able to move up to 50 pounds variable distances.
  • Must be able to use ladders to access heights exceeding eight to nine feet.
  • Must be able to work outdoors in temperatures above 90 degrees or below 32 degrees Fahrenheit.
  • Must be able to personally perform general maintenance repairs without endangering themselves, residents, or employees.
  • Must frequently bend or stoop to access equipment and machinery.
Responsibilities
  • Maintain operations of an assigned apartment community, including organizing service requests, administering the preventative maintenance program, complying with safety standards, and delivering customer service.
  • Spend 60–70% of the time performing hands-on repairs and maintenance, with the remaining time supervising associates and outside contractors and performing general management functions.
  • Assist the Property Manager in managing the customer service program by adhering to the Peak Simply Service Standards.
  • Prioritize and assign service requests to the maintenance team, monitor daily completion, follow up on outstanding items, and assist with completing requests as necessary.
  • Inspect grounds, buildings, and other community features daily to minimize liability concerns and maintain curb appeal.
  • Maintain knowledge of local and state codes for permitting, sign ordinances, and pool regulations.
  • Maintain a preventative maintenance program that extends asset life while minimizing future repairs.
  • Identify and implement energy-saving measures that promote conservation.
  • Manage maintenance supply inventory within budget guidelines.
  • Maintain an organized and stocked maintenance shop in accordance with safety standards and Occupational Safety and Health Administration guidelines.
  • Maintain the hazard communications program and teach and promote safe work practices.
  • Participate in monthly unit inspections as required.
  • Assist residents with the move-in and move-out process.
  • Manage the key control program according to company policy.
  • Schedule and direct workers performing maintenance and repairs for turn events within budget guidelines, and supervise vendors and contractors throughout the turn process.
  • Supervise the maintenance team in preparing vacant units for marketing, including restoration and cleaning.
  • Direct workers performing scheduled maintenance on equipment according to manufacturers' recommendations and operating manuals.
  • Address resident and employee concerns and resolve issues in a timely and professional manner.
  • Assist with upkeep and cleaning of offices, common areas, and the model unit, and maintain accurate records.
  • Work with the National Facilities Director to obtain bids for capital improvements.
  • Work with the Property Manager to maximize property performance within budget.
