Requirements
  • At least 2 years of residential property management experience.
  • Proficiency and working knowledge of personal computers, keyboards, internet search, email correspondence, mathematics, Microsoft Office including Word and Excel, and software applications such as Yardi and Payscan.
  • Fair Housing certification, or the ability to obtain it within 2 weeks of employment.
  • Effective communication and interaction with management, military partners, co-workers, vendors, and residents sufficient to exchange or convey information and give and receive work direction.
  • Strong customer service and interpersonal skills.
  • Ability to multitask, prioritize, and complete assigned duties to achieve operational objectives.
  • A positive and professional demeanor in all interactions.
  • A valid driver's license and the ability to operate a company or personal vehicle or electric cart.
  • Availability to work a flexible schedule, including weekends, off-hours, and emergencies as required.
  • Knowledge of Occupational Safety and Health Administration laws and regulations.
  • Ability to travel to other regional locations for work, training, meetings, and other work-related activities.
Responsibilities
  • Maintain community bookkeeping, including paying bills, creating and receiving purchase orders and change orders, processing accounts payable and accounts receivable, handling delinquencies and collections, and invoicing.
  • Assist the District Manager with the community budget and achievement of operational and financial goals.
  • Train, coach, and supervise office staff.
  • Collect outstanding rents and prepare and send delinquency and balance-due letters to residents.
  • Maintain accurate records of bookkeeping transactions, adjust ledgers, prepare and reconcile delinquency reports, verify and adjust basic allowance for housing, and submit write-off packages.
  • Communicate with vendors and contractors regarding billing and invoicing.
  • Promote positive resident relations by ensuring resident concerns and requests receive timely responses.
  • Assist and mentor Customer Service Representatives and other office staff with duties and resident relations.
  • Perform general office duties such as answering phones, filing, and completing special projects and assignments.
  • Perform administrative and computer tasks, email communications, and data entry in software and information systems including Payscan and Yardi.
  • Compose and distribute correspondence and notices, including rent-collection notices, violation notices, reminders, and community-event notices.
  • Participate in property walks and inspections of grounds, common areas, parking lots, community rooms, make-readies, and quality-control areas.
  • Attend department or regional meetings, seminars, and work-related events.
  • Operate a company or personal vehicle to travel to various work locations.
