Requirements
  • A high school diploma is required.
  • At least 3 years of experience managing apartments, senior living communities, hotels, or large complex maintenance is required.
  • Experience with heating, ventilation, and air conditioning; electrical systems; drywall repair and texturing; carpentry; plumbing; painting; and general maintenance.
  • Ability to use general maintenance tools, supplies, and equipment and participate in an on-call rotation.
  • Ability to be on call 24/7 for maintenance-related emergencies in the community.
  • A valid state driver's license is required.
Responsibilities
  • Manage the community's day-to-day physical plant operations while ensuring compliance with safety standards.
  • Maintain the structural integrity of the building and provide general upkeep for maintenance-related issues, including heating, ventilation, and air conditioning; electrical systems; plumbing; carpentry; painting; major appliances; and amenities.
  • Manage preventative maintenance programs and supervise facility department staff.
  • Use general maintenance equipment, including hand tools, ladders, refrigerant recovery units, landscaping equipment, and required safety equipment.
  • Organize, prioritize, and ensure service requests and repairs are completed correctly and on time.
  • Inspect grounds, buildings, and other community features daily to minimize liability concerns and maintain curb appeal.
  • Perform turnkey work as required and ensure vacant units are prepared promptly.
  • Maintain customer service relationships and communicate with residents, team members, vendors, and management.
  • Work with the Executive Director to obtain competitive bids for maintenance-related expenses.
  • Adhere to budget guidelines.
  • Purchase supplies and vendor services using standard purchase order systems and proper bidding procedures.
  • Monitor inventory of parts and supplies at appropriate levels.
  • Hire, train, and manage Maintenance Technicians and housekeeping staff.
  • Respond to resident and community emergencies.
  • Coordinate compliance with local, state, and federal building codes, Safety Data Sheet requirements, Occupational Safety and Health Administration regulations, Environmental Protection Agency regulations, and fire codes.
  • Conduct regular inspections, identify needs, and execute corrections.
Desired Qualifications
  • An associate degree or higher from a college or technical school is preferred.
  • At least 1-2 years of supervisory or management experience, including staff hiring and supervision, scheduling, budgeting, and vendor management, is preferred.
