Requirements
  • Minimum 5–7 or more years of experience in affordable Low-Income Housing Tax Credit and Project-Based Section 8 multifamily affordable housing property management, including certifications, recertifications, REAC/NSPIRE inspections, and Management and Occupancy Reviews.
  • Working knowledge of property management, accounting, inspections, collections, evictions, marketing, and related functions.
  • Understanding of financial statements, budgets, regulations, Low-Income Housing Tax Credit requirements, and local and state statutes.
  • Strong organizational, time-management, multitasking, leadership, management, supervisory, resident-relations, conflict-resolution, and customer-satisfaction skills.
  • Ability to work with minimal supervision and direction.
  • Ability to train and evaluate others, develop skills, and effectively manage performance.
  • Computer skills including site accounting software, Microsoft Word, and Microsoft Excel.
  • Willingness and ability to work days, evenings, and weekends as needed.
  • Valid driver's license and reliable transportation.
Responsibilities
  • Manage the overall operations of assigned properties.
  • Review monthly financial reports, prepare owner reports, and attend asset management meetings.
  • Respond to questions from owners, government agencies, financial institutions, auditors, accounting personnel, staff, and other stakeholders.
  • Hire, oversee, and evaluate staff; approve raises; counsel employees; and administer personnel decisions.
  • Monitor compliance with federal, state, and local regulations and company policies and procedures.
  • Review leases, rules and regulations, contracts, licenses, rent schedules, personnel files, and resident files.
  • Review delinquency reports, bank deposits, equipment inventories, inspections, and related property records.
  • Inspect sites and implement property standards.
  • Supervise and train Community Managers and other team members and conduct staff meetings.
  • Enforce safety standards and provide staff training.
  • Follow up on all aspects of property management as needed.
  • Prepare and implement budgets.
  • Negotiate property or company contracts subject to required approvals.
  • Prepare for regulatory agency inspections.
  • Travel to assigned properties to provide on-site coverage and oversight.
  • Perform other tasks, projects, and responsibilities assigned by management.
Desired Qualifications
  • A college degree.
  • Certified Property Manager, Housing Credit Certified Professional, Certified Occupancy Specialist, or equivalent certification.
