Requirements
  • Previous property management experience, including compliance experience with Project-Based Section 8 housing.
  • Professional certification as a Certified Occupancy Specialist or Certified Professional Occupancy.
  • At least two years of supervisory experience.
  • Computer proficiency and knowledge of the Microsoft Office Suite.
  • Demonstrated leadership ability and a proven track record of success with the leasing process.
  • Ability to walk apartments and grounds, including steps and stairs.
  • Ability to communicate verbally and in writing and interact with residents and customers professionally.
  • Strong financial analysis, budgeting, and profit-and-loss management skills.
  • Working knowledge of applicable landlord-tenant laws, Fair Housing mandates, and other legal issues affecting property management.
  • Experience with unit and common-area renovations.
  • Financial and accounting expertise.
  • Accounts receivable and collections experience.
  • Attention to detail and ability to work independently on assignments.
  • Proficiency in Microsoft Word, Excel, Outlook, OneSite property management software, Yardi, and the internet.
  • High school diploma or GED.
  • Ability to perform intermediate mathematical functions and all on-site resident management software functions.
  • At least three years of experience in residential property management and lease-up.
  • Ability to work scheduled hours consistently, including any day of the week and overtime when requested.
  • Ability to serve on-call as scheduled or necessary.
  • Ability to physically access all exterior and interior parts of the property and amenities and push, pull, lift, carry, or maneuver up to 50 pounds independently and 100 pounds with assistance.
Responsibilities
  • Serve as the point of contact for the managed property and stakeholders.
  • Provide leadership and direct supervision of staff.
  • Manage all aspects of apartment community operations within the portfolio.
  • Implement the property's annual business plan and ensure excellence in financial management, occupancy, community value, compliance, and staff and vendor oversight.
  • Manage the property and staff in compliance with Fair Housing and Fair Credit Reporting requirements, Human Resources and Operations policies and procedures, and Safety Management programs.
  • Assist with file audits, HUD management and occupancy reviews, and HUD REAC inspections.
  • Administer HUD recertifications and supervise monitoring-agency compliance, including recertification and interim recertification procedures, and coordinate annual unit inspections.
  • Oversee day-to-day outreach, sales, and customer service efforts to meet performance targets.
  • Evaluate current market conditions and competition.
  • Increase revenue while controlling expenses, collections, and delinquency.
  • Provide customer service to residents, resolve issues, and ensure maintenance completes service requests.
  • Ensure timely completion of property reporting, including financial and marketing reports.
  • Operate within budget and purchasing guidelines.
  • Maintain curb appeal by walking and inspecting the property and vacant units.
  • Ensure company policies and procedures are followed.
  • Attend court proceedings as necessary.
  • Coordinate and lead staff meetings as necessary.
  • Supervise, review, evaluate, and counsel employees in conjunction with Area management directives.
  • Promote resident-services initiatives by engaging residents in social, educational, planned activities, and events.
  • Prepare operational and financial data reports for the Regional Property Manager, Property Staff Accounts, and other corporate departments.
  • Lead staffing, training, and development initiatives for the property.
  • Attend resident events held after hours when required.
  • Attend owner gatherings in the vicinity of the home property or in another state when required.
  • Maintain ongoing personal development and career growth through corporate and external learning activities.
