GSK prelet drives UK lab space demand to record 1.2M sq ft despite vacancies hitting 14.3%

UK laboratory space demand hit a record high, with rolling four-quarter take-up exceeding 1.2 million square feet in Q3 2026, according to CoStar data. The surge was driven by GSK's 300,000-square-foot prelet at Cambridge Biomedical Campus. Cambridge has led activity in 2026, with year-to-date leasing volumes above 180,000 square feet, nearly double Oxford's total. The first seven months of 2026 saw almost 500,000 square feet leased, matching the previous record year in 2015. However, UK laboratory vacancies reached a record 14.3% in Q2 2026, more than doubling in two years. The rise followed 1.8 million square feet of new lab space delivered across the Golden Triangle over the past two years. Construction activity has slowed significantly, with less than 130,000 square feet started on site in 2026, reducing the UK construction pipeline to around 3 million square feet.

GSK to invest £400m in new Cambridge R&D hub.

GSK to invest £400m in new Cambridge R&D hub. August 4, 2026 Pharma giant GSK will invest £400 million in the creation of a new research hub in Cambridge, with the group planning to close the Stevenage site that it has maintained a presence at for more than 50 years as part of the move. [1] GSK is investing in the creation of a new global centre of excellence in R&D on the Cambridge Biomedical Campus. The 300,000 sq ft will feature state-of-the-art, tech-enabled laboratories and infrastructure and is set to form one of the main focal points for the company's drug discovery and development. According to GSK CEO Luke Miels, the move "will accelerate our R&D and help us deliver new, competitive products". Miels continued: "It integrates GSK further into one of the world's leading centres of knowledge and demonstrates the attractiveness of the UK's life sciences ecosystem.". The investment was described by Prime Minister Andy Burnham as "a vote of confidence in British business, a boost for home grown innovation and expertise, and a step towards more people getting access to new medicines and cutting edge treatments that will change lives for the better." The announcement comes in the wake of more than £3 billion of new public-private investment being made in the UK life sciences sector in the 12 months since the Department for Science, Innovation and Technology launched its plan for the industry. This plan lays out the government's ambition to establish the UK as the world's third largest life sciences sector economy by 2035, in addition to ensuring that patients treated by the NHS can benefit from new drugs and faster access to medicines. The UK's life sciences sector is a key driver of growth and jobs across the nation, employing approximately 360,000 people and generating around £147 billion in turnover. Get in touch. Nearly 800,000 sq ft of Golden Triangle lab space under offer after Q2 dip.

Nearly 800,000 sq ft of Golden Triangle lab space under offer after Q2 dip. Just under 800,000 sq ft of commercial space was under offer across the London-Oxford-Cambridge Golden Triangle at the end of July, promising a return to form for the market after a dip in leasing activity in Q2, according to Cushman & Wakefield. GSK is agreed to take a 300,000 sq ft new R&D centre at Discovery Drive, Cambridge Biomedical Campus Life science take-up across the Golden Triangle stood at 175,000 sq ft in Q2, 8% below the five-year quarterly average and 57% below the surge in Q1. However, at the close of Q2, 779,200 sq ft was under offer, including GSK's proposed deal for a 300,000 sq ft new R&D centre at Discovery Drive on the Cambridge Biomedical Campus. Cushman & Wakefield said that should these deals be completed as expected, leasing in H2 2026 could return to the stronger levels recorded across the previous two quarters. In Q2, London lead leasing activity, accounting for 56% of the quarterly volume with five deals totalling 98,300 sq ft. The majority of this came from an unnamed occupier taking the 85,000 sq ft Jahn Court in the Regent Quarter Campus. Cambridge recorded 48,500 sq ft across three deals, while two deals in oxford added 28,200 sq ft. Prime quoting rents held steady across the three cities for the fifth consecutive quarter, at £140/sq ft in London, £77/sq ft in Cambridge and £70/sq ft in Oxford. C&W rates all three markets as 'under pressure' as space remains constrained, with elevated construction and financing costs, geopolitical uncertainty and higher vacancy rates constraining speculative development. Despite this, at the close of Q2, 2.9m sq ft of laboratory space was under construction across the Golden Triangle, with around 2.2m sq ft of speculative space scheduled for completion over the next three years. Development continues to moderate, the report said, with the volume under construction at its lowest level since Q1 2024. Planning consent has been secured for a further 4.2m sq ft, which should be developed by 2029. The report says UK life science companies raised just over £2bn in venture capital in Q2, the strongest quarter for VC investment in over a year, up 135% on Q1 and 102% above the five-year quarterly average. Golden Triangle life sciences investment volumes totalled £160m from two transactions, the largest being British Land's acquisition of the Life Sciences REIT portfolio for £150m, while Wrenbridge and Investec Realis acquired a three-acre site in North Cambridge from the Coulson Building Group for £10m, with plans to develop it into a commercial and life sciences hub. C&W said investment during H1 reflected a challenging environment and while there are early signs of improving sentiment, it warned that expectations of a marked recovery "should remain measured".
