Requirements
  • Five to eight or more years of commercial facilities or property operations experience.
  • Strong working knowledge of HVAC systems, electrical distribution, plumbing infrastructure, and building automation systems.
  • Experience supporting tenant construction or capital projects within an active commercial property environment.
  • Ability to read and interpret construction drawings and mechanical, electrical, and plumbing plans.
  • Strong organizational and problem-solving skills with a high level of attention to detail.
  • Ability to operate in a high-touch retail environment with a customer-service mindset.
Responsibilities
  • Lead the day-to-day facilities operations of the Tampa asset, ensuring the reliability, physical condition, safety, and efficiency of its building systems.
  • Oversee the operation and maintenance of HVAC, electrical, plumbing, irrigation, fire alarm, and life safety systems.
  • Implement and manage preventive and predictive maintenance programs.
  • Conduct routine inspections of building systems and property conditions to identify operational, safety, and aesthetic issues.
  • Assess and troubleshoot mechanical and electrical issues alongside qualified internal resources and vendors.
  • Maintain equipment logs, standard operating procedures, warranties, and compliance records.
  • Manage service providers for landscaping, valet, janitorial, security, waste, and specialty trades.
  • Support tenant fit-outs and landlord capital projects at the property.
  • Review construction drawings and mechanical, electrical, and plumbing plans to ensure compatibility with base building systems.
  • Conduct regular site walks during active construction to ensure adherence to property standards and safety requirements.
  • Coordinate with contractors, tenants, and internal construction teams to minimize disruption to property operations.
  • Identify and address construction deficiencies that could affect long-term maintenance or building performance.
  • Own the development and management of operating and common area maintenance budgets.
  • Evaluate repair-versus-replacement decisions based on operational impact and lifecycle cost.
  • Support emergency response and after-hours building-system issues as required.
Desired Qualifications
  • Experience managing vendors and service contracts in a Class A retail, mixed-use, or hospitality environment.
  • Bachelor's degree in Engineering, Facilities Management, Construction Management, or a related field.
