Requirements
  • Strong problem-solving skills to assess maintenance issues and determine effective courses of action.
  • Ability to manage a high volume of work orders and competing priorities in an organized and detail-oriented manner.
  • Ability to communicate and build relationships with vendors, landlords, contractors, and internal business partners.
  • Ability to negotiate costs and manage vendor relationships.
  • Ability to analyze maintenance data, budgets, expenditures, and vendor performance metrics.
  • Ability to work independently while collaborating with cross-functional teams.
  • A customer-focused approach to service and operational support.
  • Three to five years of experience in commercial real estate, property management, facilities management, construction, or a related field.
  • A Bachelor's degree or equivalent experience is preferred.
  • Working knowledge of commercial building systems, including heating, ventilation, and air conditioning, electrical, and plumbing systems.
  • Experience coordinating repairs, maintenance activities, vendors, and contractors.
  • Proficiency with Microsoft Excel and other Microsoft Office applications for reporting, analysis, and communication.
  • Strong organizational, project coordination, and time management skills.
  • Clear and professional verbal and written communication skills.
  • Ability to manage multiple priorities while meeting deadlines.
  • Availability to participate in a shared after-hours maintenance support schedule.
Responsibilities
  • Manage 250-300 monthly facilities maintenance work orders across dealership locations and vehicle reconditioning centers.
  • Assign work orders to qualified vendors and monitor progress through completion.
  • Establish and manage not-to-exceed approval thresholds for maintenance and repair activities.
  • Partner with internal stakeholders to prioritize maintenance needs and ensure timely issue resolution.
  • Build and maintain relationships with a nationwide network of service vendors and contractors.
  • Review, evaluate, and negotiate vendor repair proposals for cost-effectiveness and alignment with business needs.
  • Coordinate with landlords, property management companies, utility providers, and brokers regarding facility-related repairs and concerns.
  • Monitor vendor performance and support service-level accountability initiatives.
  • Support compliance with Occupational Safety and Health Administration regulations, local building codes, company policies, and operational standards.
  • Coordinate facility inspections and drive corrective actions when necessary.
  • Assist with maintenance budget planning and track facility-related expenditures.
  • Analyze maintenance trends, repair costs, asset performance, and vendor metrics to identify cost savings and process improvements.
  • Develop and implement preventative maintenance programs to improve facility reliability, reduce costs, and create service consistency across locations.
  • Provide recommendations and insights supporting operational decision-making.
  • Support the planning and execution of multi-trade maintenance projects and capital improvements, including tracking timelines, budgets, and project deliverables.
  • Participate in a shared after-hours maintenance support rotation.
