  • At least 2 years of related property-management experience as a Maintenance Supervisor serving communities with more than 200 units.
  • EPA and CPO certifications are required.
  • Experience in all trades is required.
  • Excellent written, communication, and computer skills are required.
  • Previous supervisory experience is required.
  • A current driver's license and auto insurance are required.
  • Ability to work weekends and overtime as required.
Responsibilities
  • Supervise and coordinate employee activities and outside contractors engaged in maintaining and repairing building structures and grounds.
  • Direct employees and outside contractors in apartment renovations, service requests, structural repairs, and grounds maintenance.
  • Obtain bids from outside contractors and assemble, analyze, and submit bids to superiors for action.
  • Order and receive supplies, appliances, and equipment from vendors.
  • Coordinate work performed by outside vendors and inspect completed work for conformity with specifications and standards.
  • Inspect facilities and equipment to determine service needs, service extent, required equipment, and service type.
  • Study production schedules and estimate worker-hour requirements for completing job assignments.
  • Establish or adjust work procedures to meet production schedules.
  • Suggest changes in working conditions and equipment use to increase work-crew efficiency.
  • Assist the Property Manager in planning and administering the maintenance budget.
  • Participate in after-hours and emergency coverage as assigned.
