- At least 2 years of related property-management experience as a Maintenance Supervisor serving communities with more than 200 units.
- EPA and CPO certifications are required.
- Experience in all trades is required.
- Excellent written, communication, and computer skills are required.
- Previous supervisory experience is required.
- A current driver's license and auto insurance are required.
- Ability to work weekends and overtime as required.
- Supervise and coordinate employee activities and outside contractors engaged in maintaining and repairing building structures and grounds.
- Direct employees and outside contractors in apartment renovations, service requests, structural repairs, and grounds maintenance.
- Obtain bids from outside contractors and assemble, analyze, and submit bids to superiors for action.
- Order and receive supplies, appliances, and equipment from vendors.
- Coordinate work performed by outside vendors and inspect completed work for conformity with specifications and standards.
- Inspect facilities and equipment to determine service needs, service extent, required equipment, and service type.
- Study production schedules and estimate worker-hour requirements for completing job assignments.
- Establish or adjust work procedures to meet production schedules.
- Suggest changes in working conditions and equipment use to increase work-crew efficiency.
- Assist the Property Manager in planning and administering the maintenance budget.
- Participate in after-hours and emergency coverage as assigned.
- Experience with Yardi.
