Responsibilities
  • Provides direction and support to on-site personnel responsible for the day-to-day operation of properties.
  • Recommends improvements to property profit and productivity and works with accounting on property financial information.
  • Directs on-site personnel regarding compliance with government agency rules and regulations.
  • Ensures proper selection, hiring, training, and motivation of on-site personnel.
  • Provides financial oversight, including budget preparation, budget and expense monitoring, capital improvement expense monitoring, rent collection, submission of monthly HAP vouchers, lease renewals and recertifications, and timely preparation and leasing of vacant apartments.
  • Inspects property common areas and apartments to identify and report deficiencies.
  • Oversees preparation for HUD REAC/Nspire and state agency inspections and coordinates funding needed to achieve passing scores.
  • Inspects resident files to identify and report deficiencies.
  • Coordinates Management and Occupancy Reviews, lease-ups, tax credit inspections, and other compliance matters with regional leadership and the Compliance Department.
  • Assists with establishing or performing goals for Community Managers and other on-site personnel.
  • Advises owners and company executives of significant operational issues.
  • Attends resident and board meetings.
  • Organizes portfolio group meetings and training opportunities.
  • Identifies new business opportunities for the company.
  • Interfaces with Social Services at properties when applicable.
  • Attends training and meetings as requested.
  • Performs other duties as assigned.

CRM Residential manages apartment communities and housing portfolios for property owners and residents.
