  • Employment history demonstrating property management, sales, marketing, and customer service experience sufficient to assist with apartment-community operations, resolve customer issues, complete financial records and reports, increase sales revenue, and coordinate team work.
  • A high school diploma or GED equivalent is required.
  • Two years of experience in the multifamily industry are required.
  • Ability to read, write, and communicate effectively to comprehend and complete legal documents, explain apartment features, and answer property-operation questions.
  • Mathematical ability to perform basic arithmetic and calculate percentages for financial records, budgets, and fiscal reports.
  • Understanding of property operations, lease terms, lease enforcement, and collections.
  • Ability to apply common-sense understanding to written, oral, or diagrammed instructions and solve problems involving several concrete variables in standardized situations.
  • Proficiency with internet, word-processing, spreadsheet, and database-management programs.
  • Strong proficiency with property-management software.
  • A current valid driver's license is required.
  • Ability to meet predictable attendance and punctuality expectations, work scheduled weekends, and perform essential job functions independently.
  • Ability to access all exterior and interior parts of the property and amenities, walk extended distances, navigate stairs, and operate golf carts where applicable.
  • Ability to push, pull, lift, carry, or maneuver up to 20 pounds independently and up to 50 pounds with assistance.
Responsibilities
  • Support and assist the Community Director in overseeing the community's financial and operational functions.
  • Complete accounting and bookkeeping tasks, monthly close-out and financial reports, invoice processing, rent and fee collection, bank deposits, dispositions, account reconciliations, and property-management-system records.
  • Collect and post rent, fees, and other payments; prepare daily bank deposits and financial reports; and investigate transactions that do not reconcile with bank records.
  • Review and submit vendor, contractor, and service-provider invoices by reconciling work or purchases, obtaining approval, coding charges to the appropriate chart-of-accounts codes, and coordinating communication among stakeholders.
  • Enter approved bills into the property accounting system, scan invoices to the community data drive, and submit them to accounting for processing.
  • Review resident files and accounting records for unpaid or late fees, communicate with residents about outstanding balances, implement delinquency-collection procedures, and enforce leases.
  • Follow eviction procedures and notice requirements, evict residents, and represent the property in court hearings and eviction proceedings as required.
  • Process resident move-outs, review lease terms and notice requirements, apply applicable deposit and lease-cancellation fees, and process dispositions in accordance with established procedures and legal requirements.
  • Respond to resident complaints, questions, and requests; resolve service issues; and promote resident satisfaction and retention.
  • Act as the on-site supervisor when the Community Manager is absent by organizing and delegating daily work, coordinating maintenance and make-ready tasks, and managing community operations in compliance with company policies and procedures.
  • Assist with the client/owner relationship by meeting owners, conducting property tours, providing property-performance updates, and responding to owner requests.
  • Support leasing and marketing efforts by greeting prospects, gathering Guest Card information, showing apartments and models, closing leases, obtaining lease deposits, and assisting with rental applications and credit verification.
  • Complete accounting, financial, administrative, and other reports and perform additional assigned duties.
  • Meet attendance and punctuality expectations and comply with company performance policies.
  • Work scheduled hours, including weekends when assigned.
  • Make routine local trips for bank deposits, training classes, and other necessary duties.
