Requirements
  • The candidate must have 5–10 years of experience in hospitality asset management or hotel investment analysis.
  • The candidate must have a bachelor's degree in Finance, Hotel Management, Real Estate, or a related field.
  • The candidate must have advanced skills in Microsoft Excel.
  • The candidate must be proficient in Yardi Voyager and Argus Enterprise.
  • The candidate must have exceptional financial modeling skills and a deep understanding of hotel profit and loss statements, benchmark reporting using STR, and valuation techniques.
  • The candidate must have strong leadership and negotiation skills and the ability to establish working relationships with third-party operators and joint venture partners.
  • The candidate must have strong communication skills.
  • The candidate must have strong organizational skills and attention to detail, with the ability to manage multiple priorities simultaneously.
  • The candidate must be able to manage competing priorities and lead support staff.
Responsibilities
  • Act as the principal liaison between ownership and third-party hotel operators to ensure execution of the approved business plan.
  • Negotiate and monitor compliance with Hotel Management Agreements, ensuring operators meet contractual and financial obligations.
  • Conduct monthly and quarterly performance audits, challenge operator assumptions, and identify opportunities for revenue growth or expense mitigation.
  • Monitor hospitality key performance indicators, including RevPAR Index, GOPPAR, and Flow-through/Retention.
  • Lead financial analysis, reporting, and underwriting of potential hospitality transactions, acquisitions, and joint ventures.
  • Review and approve annual operating budgets and monthly reforecasts.
  • Perform sensitivity analysis, discounted cash flow modeling, and Net Present Value analysis for asset repositioning scenarios.
  • Monitor and report on asset-level and portfolio-level performance to maximize returns for investors and joint venture partners.
  • Oversee the Capital Expenditure budget and ensure renovations and Property Improvement Plans are completed on time, within budget, and contribute to competitive positioning.
  • Coordinate with third-party vendors and internal teams on major property-level projects, including facility maintenance and landscaping standards.
  • Produce timely and accurate internal and external communications for joint venture partners and senior executives.
  • Supervise and mentor assigned Analysts, ensuring excellence in financial modeling and reporting deliverables.
  • Manage transaction pursuit and due diligence, including preparation of Investment Committee materials.
