Requirements
  • At least 5 years of property management experience, including leadership experience; multifamily experience is strongly preferred.
  • Experience working with and stabilizing distressed properties is strongly preferred.
  • Willingness and ability to travel approximately 75%, including extended assignments away from home, and flexibility to deploy on short notice.
  • Ability to take ownership of an unfamiliar property quickly and operate independently with minimal oversight.
  • High level of organization and attention to detail, with the ability to exercise sound judgment.
  • Experience with Yardi Voyager and RentCafe.
  • Knowledge of Fair Housing regulations.
  • Strong interpersonal, written, and verbal communication skills, with the ability to maintain positive relationships with internal and external contacts.
  • Motivation for sales and a drive to meet leasing and occupancy objectives.
  • Comfort with AI productivity tools such as Microsoft Copilot, ChatGPT, and Claude, with active ongoing use expected.
  • Ability to walk at least 3 miles per day and lift 50 pounds.
Responsibilities
  • Assume full responsibility for the daily operations of assigned properties, including leasing, collections, maintenance, and reporting.
  • Operate properties within established financial guidelines and manage collections and evictions.
  • Perform daily physical property inspections and coordinate with maintenance teams on repairs, unit turns, and curb appeal.
  • Enforce occupancy policies and procedures and ensure CIG policies are upheld and infractions are reported.
  • Handle and resolve resident requests or concerns using independent judgment and discretion.
  • Advertise and fill vacancies, implement marketing tools, and meet leasing objectives.
  • Communicate with residents about property maintenance, repairs, and community standards.
  • Design and maintain resident retention programs appropriate to each property's stage of stabilization.
  • Supervise all on-site staff, including work schedules, delegation of duties, and conflict resolution.
  • Interview and hire property employees and help fill vacant on-site positions.
  • Coach, train, and stabilize existing on-site teams.
  • Serve as acting Property Manager during vacancies, vacations, and leaves of absence.
  • Lead operational onboarding of newly acquired properties, including inspections, staffing plans, data and ledger migration into Yardi, and implementation of CIG policies and procedures.
  • Execute occupancy pushes, collections cleanups, compliance remediation, operational turnarounds, and other special projects through completion.
  • Document property conditions at the start and end of assignments and deliver organized handoffs.
  • Prepare ownership reports by collecting, analyzing, and summarizing property data.
  • Provide regular status updates to the Director of Property Management and regional leadership.
  • Investigate and report incidents involving residents, employees, vendors, or others.
  • Complete required administrative reporting and use AI tools to draft correspondence, organize data, and prepare reports efficiently.
