Responsibilities
  • Prepare consumer loan documentation for real estate and non-real estate loans in accordance with approved loan terms, internal credit policy, and applicable regulatory requirements.
  • Process consumer loan modifications, including renewals, deferrals, and other modification requests.
  • Review system-generated documents for accuracy, completeness, and alignment with loan approvals.
  • Identify discrepancies, missing information, or documentation defects before closing and take corrective or escalation action.
  • Apply consumer lending regulations, including TRID, RESPA, HMDA, HPML, FDPA, and Regulation B.
  • Identify documentation, regulatory, or collateral risks that could result in compliance violations, customer harm, or impaired lien position.
  • Escalate exceptions, risks, or unclear requirements in a timely and appropriate manner.
  • Review collateral documentation, including title and lien documentation, to confirm requirements for establishing and perfecting the bank’s security interest.
  • Verify appraisal, flood, environmental, title, and other collateral-support requirements for completeness, accuracy, and sufficiency.
  • Ensure documentation supports enforceability and compliance with internal and external requirements.
  • Partner with Loan Officers, Lending Teams, Credit Administration, and Compliance to resolve documentation deficiencies or clarify approval terms.
  • Answer documentation requirements and processing questions from Community Bank personnel, or escalate when additional guidance is needed.
  • Research and analyze documentation or compliance questions to support accurate and timely file completion.
  • Prioritize assigned workload independently to meet service-level agreement expectations and minimize aged, delinquent, or time-sensitive work.
  • Support internal audits, regulatory exams, and quality-assurance reviews by ensuring loan files are complete, accurate, and properly documented.
  • Process denied, withdrawn, and fallout applications to ensure regulatory and documentation completeness.
  • Maintain and image complete loan and collateral files so records are accurate, accessible, and audit-ready.
  • Participate in process-improvement efforts related to documentation, workflow, quality, customer or member experience, and risk reduction.
  • Complete required compliance, regulatory, and job-specific training within assigned timeframes.
  • Provide support during internal audits, regulatory exams, and quality reviews by researching questions and supplying accurate documentation.
  • Develop working knowledge of consumer lending documentation, systems, policies, and regulatory requirements.
  • Perform documentation preparation and review with defined accuracy standards while progressing from understanding how tasks are completed to why requirements exist.
  • Identify potential risks and documentation issues and escalate appropriately.
  • Perform other duties as assigned based on business need.
Desired Qualifications
  • An associate’s and/or bachelor’s degree is preferred.
  • Experience in consumer loan documentation, loan operations, or related financial services roles is preferred.
