Requirements
  • High School diploma or equivalent
  • At least three years of HVAC repair along with experience in troubleshooting and repair small and large appliances
  • EPA 608 Certified Type 1, Type II or Universal (i.e. CFC certification) required
  • Score at an acceptable level on the Maintenance Evaluation Test
  • Must consent to work with regulated chemicals and/or materials and/or substances
  • Must have a valid driver’s license within state of residency, acceptable driving record, own transportation and be willing to travel between Virginia properties

Responsibilities
  • Must provide your own hand tools which must include, but is not limited to: flash light, level, drill bits, socket set, hammer, screw driver/assorted, nut driver, wrenches (1/4-3/4), adjustable wrench, files, extension cord, hack saw, sawzall, pipe wrench, pliers/assorted, electric meter, basin wrench, seat/stem wrench, tin snips, set of gauges, A/C tools and propane torch.
  • Must be able to install appliances and HVAC items included but not limited to dishwashers, disposals, stoves, and refrigerators as necessary to maintain a safe, comfortable, and quality dwelling.
  • Must be able to diagnose and repair failed electrical circuits in residential HVAC systems and household appliances in a timely and proficient manner.
  • Heating ventilation/air conditioning responsibilities include: Must be able to replace a compressor and condenser, Repair/replacement/clean fan motors, burners and thermostats, Leak detection and repair, Control valve replacement, A/C charging.
  • Must be able to analyze and repair the refrigeration cycle utilizing system pressures, superheat, sub-cooling, dry/wet bulb temperatures, and the effects of air flow on the system in order to properly charge a refrigeration system.
  • Must be able to repair plumbing systems to include but not limited to toilets, faucets, sewer backups and garbage disposals and all appliances (e.g. hot water heater or electric range, etc.).
  • Must be able to repair and complete residential and commercial work orders using ticket system ServUS Connect, if applicable.
  • Must be able to perform basic carpentry skills included but not limited to wood replacement, glazing, caulking, minor carpentry and screening.
  • In accordance with the Respiratory Protection Program, employees must obtain medical clearance to wear a respirator (provided by the Company), be clean-shaven, and consent to wear a respirator.
  • Reviewing, understanding complying and fulfilling training requirements for the Operations/Maintenance (O&M) Plans and Respiratory Protection Programs.
  • Must be able to perform preventative maintenance program inspections.
  • Must be available for inclement weather maintenance, before, during & after.
  • Must be able to change out complete HVAC systems while complying with all local, state, and federal codes and ordinances.
