Responsibilities
  • Manage the daily tasks of the disclosure, redisclosure, and lock/secondary desks.
  • Disclose and redisclose loans in accordance with compliance, regulatory, and GreenState requirements and guidelines.
  • Send proper documents to borrowers based on state requirements and loan parameters.
  • Process initial locks, profile changes, lock extensions, re-locks, renegotiations, cancellations, and pair-offs accurately and efficiently.
  • Screen incoming rate lock requests for conformance with Lock Desk policies and procedures.
  • Collect pair-off invoices and coordinate with the Account Specialist to ensure payment is processed.
  • Track roll, pair-off, Early Payoff, and other fees adjusted upon purchase, and provide feedback to loan teams when necessary.
  • Communicate with investors regarding pair-off and Early Payoff fees.
  • Document and store exception approvals for potential regulatory review.
  • Evaluate loan-level characteristics to determine whether individual loans should be locked Best Efforts or Hedged.
  • Investigate and resolve price discrepancies at initial lock and final loan purchase.
  • Reconcile key data points affecting loan pricing and eligibility throughout the lock period.
  • Document vital information in hedge files for specific investors when necessary.
  • Assist with generating hedged pipeline reports and ensure pipeline data accuracy.
  • Communicate with traders and broker-dealers to ensure incoming and outgoing wire invoices are accurate.
  • Calculate daily mortgage rates for publication, upload daily rates to the GreenState website, and distribute the rate sheet.
  • Maintain an email distribution list of realtors and distribute rate sheets daily.
  • Collect purchase advices from investors, enter data into Encompass, and review the information for accuracy.
  • Act as an intermediary between investors, the Credit Union, and loan teams to investigate and rectify discrepancies or errors.
  • Assist with producing and submitting Withdrawn/Denied and Lock Expiration Reports to help prevent or curtail losses.
  • Assist with ongoing training and support for Mortgage Loan Officers and Mortgage Associates.
  • Attend outside training opportunities to gain knowledge and identify potential efficiencies.
  • Adjust duties between the desks as needed.
  • Adhere to credit union regulations, policies, guidelines, core values, and service standards.
  • Maintain confidentiality of member information.
