Requirements
  • At least 8 years of experience in facilities maintenance in multifamily housing or hospitality.
  • Advanced experience in two or more trades, such as electrical, carpentry, plumbing, heating, ventilation, and air conditioning, or painting.
  • Working knowledge of appliances.
  • Ability to perform basic mathematical functions accurately.
  • Environmental Protection Agency Universal Certification.
  • Ability to lift up to 50 pounds and perform the stated physical activities, including occasional climbing.
  • Ability to detect auditory and visual alarms.
  • Availability to work extended or flexible hours and weekends as needed.
  • Full-time availability with some nights, weekends, and occasional holidays.
  • Regular attendance and active participation in company functions and events.
Responsibilities
  • Set scope, technical specifications, budget tracking, schedules, material and equipment requirements, subcontractor and vendor bidding and management, and overall planning and execution for cost-effective facilities and maintenance projects.
  • Anticipate potential problems and implement or oversee preventative actions to ensure the community's physical aspects meet safety and operational procedures.
  • Manage, lead, and develop the maintenance team, including scheduling, duties, and performance.
  • Direct and oversee maintenance work orders and unit turns in a timely manner while providing customer service to residents.
  • Complete unit inspections and maintain orderly documentation.
  • Maintain an inventory of basic personal tools required for the role, including a hammer, screwdriver, adjustable wrench, tape measure, and flashlight.
  • Organize, maintain, and use provided supplies cost-effectively.
  • Pre-diagnose and troubleshoot building systems before scheduling repairs.
  • Repair issues involving heating, ventilation, and air conditioning, electrical systems, plumbing, appliances, and carpentry.
  • Perform on-call service requests and emergency calls as needed.
  • Maintain an appearance appropriate to the company's image.
  • Complete additional tasks or duties assigned by the supervisor.
  • Maintain ongoing professional development and career growth through continuing education programs.
Desired Qualifications
  • High school education or equivalent.
  • Certified Pool Operator certification.
  • Intermediate computer and Internet knowledge.
  • Ability to use on-site resident management software.
