Requirements
  • At least 1 year of prior experience as a Maintenance Technician at a manufactured or multifamily apartment community of 100 or more units.
  • Ability to perform the essential physical functions of the position, with or without reasonable accommodation.
  • Ability to lift and empty trash bins overhead into community dumpsters.
  • Strong interpersonal skills to foster positive resident relationships and collaborate with team members.
  • Exceptional time management and problem-solving skills.
  • Ability to respond to after-hours emergencies and participate in an on-call rotation.
  • Experience and knowledge of irrigation and water and sewer line repairs.
  • Superior customer service, attention to detail, and time management skills.
  • Valid driver's license.
  • Ability to work effectively in a fast-paced, team-oriented environment.
Responsibilities
  • Complete assigned work orders by diagnosing defects or problems and making repairs in accordance with established policies, procedures, safety standards, and code requirements.
  • Operate, clean, and safely maintain small tools and equipment.
  • Perform routine landscaping and groundskeeping tasks.
  • Clean and maintain community amenities, common areas, and restrooms.
  • Assist with routine pool cleaning, maintenance, and upkeep.
  • Track maintenance inventory, return unused materials and equipment, and notify the maintenance supervisor about reordering needs.
  • Perform general park and facilities maintenance under minimal supervision while meeting quality and production standards.
  • Promote positive and proactive resident relations through fair and consistent treatment during resident interactions.
  • Assist with morning inspections of the property and common areas to identify maintenance problems requiring attention.
  • Follow a preventive maintenance schedule.
  • Perform maintenance tasks that contribute to occupancy goals and residents' quality of living experience.
  • Serve as a resource for management and assist in developing and communicating more efficient methods of maintaining the community.
  • Participate in the after-hours and emergency coverage rotation schedule.
  • Perform other general maintenance duties as assigned.
Desired Qualifications
  • Certified Pool Operator certification or hands-on experience with pool maintenance.
