Requirements
  • Regular on-site presence and full-time work in the office are required.
  • A high school diploma or equivalent is required.
  • Four or more years of experience in multifamily property management are required.
  • Ability to perform in property management, people management, financial reporting, problem-solving, sales, maintenance, and resident relations is required.
  • Ability to analyze and evaluate monthly financial statements and develop yearly operating budgets and forecasts is required.
  • Working knowledge of property management software is required.
  • Excellent verbal and written communication skills are required.
Responsibilities
  • Lead, motivate, and mentor high-performing teams to provide a strong living experience for residents.
  • Manage on-site staff through recruitment, training, coaching, and development programs.
  • Perform and document employee evaluations, performance reviews, corrective action reviews, and termination paperwork.
  • Maintain property and competitor product knowledge by evaluating market conditions and trends, and ensure leasing staff develops similar knowledge.
  • Show, lease, and move in prospective residents.
  • Direct sales and marketing plans to maximize rental income and budgeted occupancy.
  • Implement cost-control and revenue-improvement programs to maximize net operating income, identify trends, and recommend strategies and adjustments.
  • Develop yearly operating budgets and forecasts, and prepare and convey operational and financial data to the Regional Manager.
  • Respond to owners’ needs, goals, and objectives.
  • Monitor rent collection and reconciliation and ensure landlord and resident statutes are followed.
  • Manage resident retention and service-request follow-up programs.
  • Monitor service-request turnaround and maintenance staff responsiveness.
  • Complete required policy, procedure, owner, and supervisor reports.
  • Perform monthly apartment inspections and inspections before move-in and at move-out.
  • Manage property risk by communicating incidents and potential liabilities.
Desired Qualifications
  • A college degree is preferred.
  • Experience with Entrata property management software is highly preferred.
