Requirements
  • Two years of experience in residential property management in the multifamily industry.
  • High school education or equivalent.
  • Ability to work extended or flexible hours and weekends as needed, including some nights, weekends, and occasional holidays.
  • Ability to perform intermediate mathematical functions and use all on-site resident management software functions.
  • Intermediate computer and internet knowledge.
  • Intermediate knowledge of Microsoft Word, Excel, and Outlook.
  • Ability to address the needs of residents, prospects, and vendors.
  • Ability to handle high-stress situations effectively.
  • Strong communication, collection, administrative, organizational, time-management, prioritization, customer-service, and sales skills.
  • Knowledge of state law as it relates to fair housing.
  • Ability to perform the listed physical functions, work at a personal computer, and talk on the phone for extended periods.
Responsibilities
  • Handle assigned duties and tasks for two or more apartment communities.
  • Provide customer service to residents, prospects, vendors, and other community members.
  • Assist in conducting market surveys.
  • Show, lease, and move in prospective community members.
  • Update unit availability daily.
  • Process rental applications and maintenance work orders.
  • Adhere to Trinity operating procedures and policies.
  • Receive and process collections in accordance with company standards.
  • Collect past-due balances from former community members.
  • Provide clerical and phone support.
  • Maintain complete and accurate resident files, paperwork, and documentation.
  • Maintain the scheduled move-in calendar and ensure move-in appointments are completed.
  • Inspect apartments and ensure they are move-in ready to company standards.
  • Resolve resident complaints and direct pertinent issues to the Community Manager.
  • Conduct community member move-out apartment inspections and complete deposit accountings with Community Manager approval.
  • Maintain account records and transactions, including non-sufficient funds, rent allowances, concessions, rent increases, and other approved debits and credits.
  • Participate in company functions and events.
  • Complete additional tasks assigned by the supervisor.
Desired Qualifications
  • Knowledge of Yardi, Voyager, LRO, Entrata, and Resident Check.
  • CPM, CAM, RMP, or CMCA certification.
  • Commitment to ongoing professional development and continuing education.
