Requirements
  • A high school diploma or equivalent is required.
  • At least one year of maintenance experience is required.
  • The candidate must live within 30 miles of the assigned property.
  • The candidate must have reliable transportation and accommodate a rotating on-call schedule.
  • The candidate must be able to work a varied schedule, including weekends and holidays, as required.
  • The candidate must be able to troubleshoot and repair heating, ventilation, and air conditioning systems, plumbing, electrical systems, appliances, and other community systems.
  • The candidate must hold other licenses and certifications required by local, state, or federal law.
  • The candidate must be able to use general maintenance equipment, including hand tools, ladders, refrigerant recovery units, landscaping equipment, and required safety equipment.
  • The candidate must provide the hand tools needed for the position.
  • The candidate must be able to transport or move up to 50 pounds variable distances, access heights above eight to nine feet using ladders, work outdoors in temperatures above 90 degrees or below 32 degrees Fahrenheit, perform general maintenance repairs safely, and frequently bend or stoop to access equipment and machinery.
Responsibilities
  • Complete service requests and repairs thoroughly and in a timely manner.
  • Assist the Maintenance Supervisor with monitoring inventory of equipment, tools, parts, and supplies.
  • Maintain customer service standards and communicate with residents, employees, vendors, and supervisors.
  • Comply with personnel management policies and procedures and maintain an organized, clean, and safe work area.
  • Maintain the preventative maintenance schedule and program in accordance with budget guidelines.
  • Assist the Maintenance Supervisor with maintaining the hazard communications program.
  • Inspect grounds, buildings, and other community features to minimize liability concerns.
  • Ensure adherence to company safety and hazard communications programs, policies, and procedures.
  • Maintain the physical condition and curb appeal of the community according to company operating and safety standards.
  • Assist residents with the move-in and move-out process.
  • Assist with scheduling and performing maintenance and repair-related turn events.
  • Perform scheduled maintenance on equipment according to manufacturer recommendations and operating manuals.
  • Address complaints and resolve issues in a timely and professional manner.
  • Maintain accurate records and contribute to the upkeep and cleaning of offices, common areas, and the model unit.
  • Assist with daily cleanup of the property's exterior, including grounds, breezeways, and common areas.
  • Perform swimming pool maintenance and cleaning and maintain accurate, timely chemical logs.
  • Participate in the on-call rotation for emergency service.
  • Perform additional tasks and responsibilities as required.
Desired Qualifications
  • EPA Type I and II certification is preferred.
