- A minimum of 3+ years of experience in a similar role.
- Strong plumbing, electrical, and carpentry experience is required.
- The ability to use a power washer, steam cleaner, carpet extractor, and industrial floor scrubber is required.
- Basic equipment repair and upkeep experience is required.
- Experience with routine inspections and preventive maintenance is required.
- Experience performing simple electrical tasks, such as replacing fuses and light fixtures, is required.
- Experience performing basic plumbing repairs, such as unclogging drains and fixing leaks, is required.
- Experience performing minor carpentry, such as door adjustments and shelving, is required.
- The ability to safely use hand tools and power tools is required.
- Experience with minor painting, including curbs and touch-ups, is required.
- The ability to read and follow maintenance checklists is required.
- Basic knowledge of heating, ventilation, and air conditioning systems, including filter changes and thermostat checks, is required.
- The ability to lift up to 50 pounds is required.
- The ability to follow safety protocols and use personal protective equipment is required.
- The ability to work under supervision and follow instructions is required.
- The ability to complete assigned tasks within required timeframes is required.
- The ability to document repairs accurately and maintain attention to detail is required.
- The ability to work during emergency situations and maintain a flexible schedule is required.
- Ensure preventive maintenance of all mechanical, electrical, and plumbing equipment and repair equipment as required; contact outside contractors when required.
- Check boilers and hot water heaters for leaks and report issues to management.
- Schedule extermination procedures as necessary.
- Maintain social areas and amenities as needed.
- Ensure walkways are clear or salted during inclement weather.
- Inventory mechanical and maintenance supplies.
- Troubleshoot tripped breakers, leaking pipes, and water intrusion.
- Perform general building repairs, including door repairs, filter changes, floor-covering installation, and light carpentry.
- Maintain logs and conduct visible inspections of operating equipment, including chillers, cooling towers, water heaters, pumps, and fan coil units.
- Inspect rooftop exhaust fans, cooling towers, and domestic water drives.
- Remove trash and keep the trash area organized.
- Replace light fixtures, branch switches, receptacles, and sockets when necessary.
- Adjust locks and latches on doors, windows, and lockers.
- Remove and replace blown light bulbs.
- Perform painting and plastering as required.
- Maintain daily records of work performed.
- Report work requiring outside mechanics and maintain records of completed contractor work.
- Assist building management with projects and perform other assigned duties.
- Bilingual communication ability is preferred.
