Requirements
  • A minimum of 5 years of experience in a real estate lending role such as loan origination, underwriting, loan closing, post-closing, or loan servicing is required.
  • At least 1 year of experience in a leadership or supervisory role is required.
  • Expert understanding of Federal Regulatory Lending Guidelines, including Regulation B (Equal Credit Opportunity Act), Regulation Z (Truth in Lending Act), Regulation P (Gramm-Leach-Bliley Act and Consumer Financial Protection Bureau), and Unfair, Deceptive, or Abusive Acts or Practices guidelines is required.
  • Expert understanding of additional Federal Regulatory Lending Guidelines, including Regulation C (Home Mortgage Disclosure Act), Regulation X (Real Estate Settlement Procedures Act), the Biggert-Waters Act, the Homeowners Flood Insurance Affordability Act, and Regulation H (Secure and Fair Enforcement for Mortgage Licensing Act) is required.
  • Expert understanding of state-specific regulatory lending guidelines, including the Georgia Residential Mortgage Act and North Carolina General Statutes 41A-4 and 45A-5, is required.
  • Expert understanding of secondary-market delivery and sale compliance is required.
  • The ability to enter and interpret data within mortgage origination and servicing systems is required.
  • The ability to enter and interpret data across the Microsoft suite of software, especially Microsoft Access and Microsoft Excel, is required.
  • Familiarity with Adobe Acrobat, including its editing functions, is required.
  • The ability to navigate phone queue software is required.
Responsibilities
  • Establish procedures and protocols to ensure compliance with federal, state, and local real estate regulatory lending guidelines, Freddie Mac seller responsibilities, and SECU lending policies.
  • Develop and oversee internal department quality-control measures and internal and external regulatory audits.
  • Resolve severely escalated documentation discrepancies discovered during post-closing loan review.
  • Coordinate workflow and continuously evaluate and improve departmental work processes and procedures.
  • Interpret and adhere to fair lending laws and regulations, including the Fair Housing Act, Home Mortgage Disclosure Act (Regulation C), Real Estate Settlement Procedures Act (Regulation X), Truth in Lending Act (Regulation Z), and Freddie Mac seller responsibilities, and respond to management, regulator, and auditor queries.
  • Communicate with internal departments and external vendors to resolve severe documentation discrepancies for residential and construction loans.
  • Handle inquiries regarding closing documentation and loan disbursements from members, internal departments, and closing agents.
  • Create and maintain detailed documentation records concerning non-compliance with applicable federal, local, and state regulations.
  • Analyze and compile volume and metric reports, research and resolve discrepancies, and use reporting to determine peak operational times and establish staffing levels and departmental protocols.
  • Supervise and coordinate maintenance of departmental guides and resources, updating them for regulatory, policy, and procedure changes.
  • Coordinate review and testing of new releases and system enhancements to the lending operating system and core system as necessary.
  • Develop record-keeping systems and database enhancements.
  • Define and evaluate data trends, identify root causes, and provide reporting on emerging risks to Compliance and other applicable departments.
  • Hire, onboard, coach, and develop staff in accordance with department operational needs.
  • Maintain accurate employment records and job summaries in line with current market trends and standards.

  • Four years of tenure in document review, including two years as a Document Review Team Lead.
  • Experience with secondary-market lending.
  • Experience creating training materials and developing staff.
  • Ability to create consolidated spreadsheets and reports within Microsoft Access and Microsoft Excel.

SECU partnership helps South Piedmont students stay on track and build financial confidence. Balancing classes, work, and finances is one of the biggest challenges college students face. Thanks to a partnership between South Piedmont Community College and State Employees' Credit Union (SECU), South Piedmont Community College is helping students ease that burden through scholarships, financial education, and resources designed to support success both in college and beyond. Through SECU's support, South Piedmont students have access to scholarships that help cover educational costs and reduce financial stress. The People Helping People Scholarship supports students pursuing associate degrees, while the Bridge to Career Scholarship assists students working toward certificates and workforce credentials. These scholarships help students stay enrolled, focus on their coursework, and move closer to their career goals. "SECU's support truly makes a difference for our students," said Coordinator of Financial Aid Programs Tammi Smith. Over two days, Karrissa Sutton, Housing Counseling Program Manager & HUD-Certified Housing Counselor, and Julius Oden, Housing Counselor, led a four-hour class designed to equip students with the knowledge and tools needed to build financial stability and prepare for long-term success. On September 9, 2025, I attended the Re-entry Simulation hosted by Trillium in Martin County. What I thought would be a structured exercise quickly became one of the most eye-opening and impactful experiences I have had in understanding the struggles faced by individuals re-entering society after incarceration. The event began with powerful insights from Judge Regina Parker, Chief District Court Judge for District 2, and Jeron Randall, Reentry Coordinator, who spoke about the systemic challenges justice-involved individuals encounter immediately after release. Their remarks set the tone for the simulation, preparing Metroprop for the weight of the choices Metroprop would soon face. I was handed a packet that represented the life of someone just released. In it, I learned whether I had identification, housing, or education, along with a list of my release obligations such as rent, child support, probation check-ins, and mandatory drug screenings. To make things more difficult, I drew a "wild card" that simulated a learning impairment, making it harder to understand key instructions.
