Requirements
  • A preferred bachelor's degree in architecture, construction, engineering, or a related field.
  • A minimum of 7–10 years of project or construction management and tenant coordination experience in retail or open-air commercial real estate.
  • Three to five years of estimating experience with retail and office commercial real estate.
  • Strong working knowledge of construction documents and familiarity with electrical, plumbing, sprinkler, fire detection and signaling, structural, and heating, ventilation, and air-conditioning engineering systems.
  • Knowledge of construction costs, scheduling, estimating, and construction principles and techniques.
  • Advanced construction project management skills, including quantifying unusual conditions and scope, bidding and bid analysis, contract and change-order negotiation, scheduling and prioritizing, task delegation, and delay avoidance through issue forecasting and action planning.

Responsibilities
  • Manage assigned construction and tenant improvement projects from conception through tenant opening, including scope, budgeting, and scheduling during the leasing process.
  • Provide landlord work-letter estimates and manage landlord work-letter budgets, timelines, and change orders; develop preconstruction Gantt schedules from lease execution through rent commencement and flag blackout-period or liquidated-damages exposure while providing leasing with realistic, data-driven rent commencement date estimates.
  • Negotiate general contractor, architectural, engineering, and construction contracts.
  • Identify design and construction elements likely to cause disputes and pursue value-engineering opportunities.
  • Ensure projects are delivered on time and within budget through site inspections, pay-application review, punch-list completion, and project closeout, including handoff to property management with warranty and maintenance documentation.
  • Coordinate property management, leasing, architects, consultants, contractors, subcontractors, and laborers.
  • Collect and track lien waivers on landlord-managed work, ensuring proper waivers are received before payments and at closeout.
  • Manage the tenant-allowance disbursement process; review, comment on, and approve tenant plans for design-criteria compliance; and maintain tenant design-criteria manuals.
  • Manage the permit process with local jurisdictions and navigate permitting and inspections independently.
  • Coordinate space delivery and support tenants through design, permitting, and buildout; negotiate landlord work-letter or tenant scope to expedite lease execution.
  • Review and mark up construction-related letters of intent and develop preliminary budgets to inform deal economics; participate in deal milestone reviews and pre-real-estate-committee meetings.
  • Serve as the landlord's representative for ground-up outparcel development, including predevelopment due diligence and zoning and entitlement coordination.
  • Coordinate with legal on work letters, delivery conditions, default provisions, and contract terms.
  • Support acquisitions and dispositions due diligence, including underwriting budget input, site visits, and construction expenditure history.
  • Monitor project costs against approved budgets, flag material variances, and contribute cost data to refine future budget assumptions.
  • Provide team leadership by championing best practices and process improvements and mentoring construction managers.
  • Manage workload through reporting and weekly meetings and escalate material issues to leadership with proposed solutions.
  • Provide customer service to internal and external stakeholders, including Leasing, Asset Management, Property Management, Legal, and tenants.
  • Ensure project documentation is complete and travel as required.

Good news, Milwaukee movie buffs: Milwaukee Film announced Monday that it has purchased the historic Downer Theatre, 2589 N. Downer Ave., from Bridge33 Capital. The nonprofit Milwaukee Film took over operations of the Downer from Landmark Theatres in April 2024. Bridge33 Capital has owned the building, and surrounding properties, since 2020. Milwaukee Film also operates the Oriental Theatre, which is owned by New Land Enterprises. "Owning the Downer Theatre is a dream-come-true for Milwaukee Film," says Milwaukee Film Executive Director Susan Kerns in a press release. "It affords our organization stronger financial footing and ensures our ability to provide the city we love with the film festivals and year-round programming it deserves. We're delighted to close this deal in time for this April's Milwaukee Film Festival." "Our goal for the Downer Theatre was always to foster a vibrant neighborhood hub and eventually transition the asset to a sustainable, long-term owner," says Matt Galas, Asset Manager at Bridge33 Capital, in the press release. "By revitalizing the surrounding retail mix and maintaining a flexible partnership with Milwaukee Film over the last two years, we were able to bridge the gap to permanent local ownership. We are proud to have served as stewards of this property and to pass the torch to an organization that is so vital to Milwaukee's cultural fabric." Like its recent restoration of the Oriental, Milwaukee Film plans to spruce up the 110-year-old Downer. Monday's announcement includes news of a multi-year capital campaign to raise funds for "historic preservation, renovation, and improvements to the Downer Theatre." "Buying the building is just the beginning," Kerns says. "We have ambitious plans to restore this historic cinema in a way that honors its legacy while ensuring it serves today's audiences. Our vision includes upgraded seating, expanded accessibility features, upgraded audio and projection systems, and the addition of 35mm film capabilities to reconnect the theater with its rich tradition of cinema exhibition. We are also planning significant improvements to restrooms and an expanded lobby that will create a more welcoming and inclusive gathering space for our community." Downer Theatre opened on December 3, 1915 with a showing of the now-lost film Seven Sisters. Milwaukee developer Oscar/Marc Brachman and "movie entrepreneurs" Thomas and John Saxe built the theater for the princely sum of $65,000. The design of the two-story building came courtesy of Chicago architect Martin Tullgren. Sound in those pre-sound days ("talkies" were still more than a decade away) was provided by an orchestra, a Sohmer piano, and a pipe organ from Milwaukee's Wangerin-Weickhardt Organ Company. It was a single-screen theater with a capacity of roughly 1,000. Ownership of the Downer changed several times throughout the years (Warner Brothers owned it for a stretch in the 1930s), with Landmark Theatre Corporation acquiring it in 1989. It was after this acquisition that the Downer was remodeled into a twin-screen theater with a total capacity of 465. The cost of the project was double the theater's original price: $130,000. The Landmark Downer Theatre reopened in May 1990. Bridge33 Capital acquired the Downer and surrounding properties in 2020. The theater briefly closed in late 2023, before Milwaukee Film took over operations in 2024. In addition to making improvements to the moviegoing experience at the 110-year-old movie house, Milwaukee Film's operation of the Downer Theatre has made a significant economic impact on the neighborhood itself. According to Cinema United, for every $1 spent at a movie theater, an additional $1.50 is spent in the surrounding neighborhood on food/drink, nearby shopping, parking, etc. In 2025 alone, Milwaukee Film's Downer Theatre generated an additional $952,500 for the neighborhood.
