Requirements
  • High school diploma or general education degree (GED) and prior maintenance experience or experience in a related field.
  • Ability to read and interpret safety rules, operating and maintenance instructions, and procedure manuals; write routine reports and correspondence; and read and write English.
  • Basic understanding of mathematics.
  • Valid driver's license and insurability.
  • Ability to perform the required physical duties, including standing, walking, climbing stairs and ladders, reaching heights of 8 feet with a ladder, working at heights of 24 feet or more without fear of heights, and regularly lifting or moving up to 100 pounds.
  • Ability to work outdoors in varying weather conditions, with exposure to electrical shock, moving mechanical parts, high or precarious places, fumes, and airborne particles.
Responsibilities
  • Participate in all types of maintenance projects.
  • Perform electrical repairs on appliances, fixtures, switches, outlets, circuits, and related items.
  • Perform plumbing work, including cleaning stoppages and replacing fittings.
  • Replace broken glass, tile, carpet, screens, garbage disposals, fixtures, appliances, draperies, and locks.
  • Paint interior and exterior surfaces.
  • Perform carpentry work, including fitting doors, freeing windows, replacing and building shelves, and sanding and refinishing floors.
  • Assist with custodial work, including sweeping, mopping, vacuuming, emptying trash, and cleaning windows in common areas and vacant apartments when necessary.
  • Assist with grounds work, including grounds policing, when necessary.
  • Repair concrete, masonry, roofing, and fencing when required.
  • Train other staff members.
  • Participate in a standby emergency schedule for evening, weekend, and holiday coverage.
  • Control and use maintenance material stock.
  • Assist the resident manager in scheduling annual apartment inspections and refurbish apartments before resident occupancy.
  • Perform scheduled maintenance on all equipment according to manufacturers' recommendations and operating manuals.
  • Periodically inspect all units, buildings, and common areas and perform scheduled repairs and janitorial assistance.
  • Maintain knowledge of water and gas meter cutoffs, apartment and fixture cutoffs, sewer clean-outs, and the location map for these systems.
  • Ensure storage areas and entrances are locked and that adequate lighting is maintained in those areas.
  • Maintain knowledge of contracts and suppliers, including their services, goods, and prices.
  • Assist with apartment follow-up inspections.
  • Maintain adequate stock of supplies and materials and ensure workshop and storage areas are organized, clean, and safe.
  • Follow work-safety programs.
  • Assist with janitorial, custodial, gardening, and other non-repair maintenance work as needed.
  • Assist the resident manager in any area where needed.
