Requirements
  • Must meet all physical requirements of the position and be able to follow directions effectively.
  • Must be available for occasional weekend needs and scheduled on-call work may be necessary.
  • Must wear a back-support belt and gloves as dictated by specific tasks to ensure safety.
  • Must wear appropriate footwear, such as non-flat-bottom shoes; flat-bottom sneakers are not permitted.
  • Must be able to work indoors and outdoors as needed, including in tight or awkward spaces and environments with cleaning solvents, paint fumes, and adhesives.
  • Must remain on their feet for most of the shift and frequently bend, kneel, climb stairs or ladders, reach overhead, push, pull, grip, and use tools or equipment.
  • Must regularly lift and carry items weighing 1–50 pounds, occasionally up to 75 pounds, and rarely over 100 pounds.
  • Must be able to visually distinguish clean from unclean areas, inspect equipment and cleaning results, and identify details requiring spot cleaning, surface inspection, or touch-ups.
  • Must be able to understand and follow verbal or written directions and communicate requests for supplies or task clarification.
  • Must complete all required Grace Hill training courses by specified deadlines.
Responsibilities
  • Conduct all duties in compliance with company policies, procedures, and applicable federal, state, and local laws, including OSHA, ADA, and Fair Housing requirements.
  • Inspect vacated apartments and complete detailed checklists to assess make-ready needs, then communicate required services to the Senior Maintenance Technician and Property Manager.
  • Assist with cleaning and trash-out of units, including removing heavy or bulky items when necessary.
  • Maintain cleanliness of community grounds and deliver notices to residents as needed.
  • Participate in ongoing skill development and support safety training efforts.
  • Perform general maintenance tasks to prepare apartments for new residents.
  • Replace or repair lights, locks, faucets, appliances, doors, blinds, fans, windows, and shelving.
  • Patch and paint walls, inspect tiles, change air-conditioning filters, and operate carpet-cleaning equipment.
  • Change locks and mailbox locks and make new keys upon request.
  • Assist with appliance repairs, replacements, and transfers to or from units.
  • Transport paint and equipment from storage areas and assist with painting and minor exterior maintenance.
  • Respond to service-support needs from the maintenance team when requested.
  • Restore apartments to market-ready condition in a timely manner to support resident move-in schedules.
  • Provide clean, functional, and welcoming living spaces for new residents upon move-in.
  • Support the property team in promoting a safe, clean, and well-maintained community environment.
  • Document inspections, repairs, and maintenance tasks completed during the make-ready process.
  • Report supply and material needs to the Property Manager or Senior Maintenance Technician.
  • Perform all work in alignment with safety regulations and property standards.
  • Complete other tasks assigned by management to support the property.
