Responsibilities
  • Monitor and analyze state and local legislative and regulatory proposals affecting Progress or the single-family rental industry.
  • Assess the potential impact of proposed policies on Progress, the single-family rental industry, and customers, and elevate risks early.
  • Develop and implement advocacy strategies and policy positions in coordination with the Vice President of Government Affairs.
  • Collaborate with internal teams and external consultants to ensure consistent and effective advocacy.
  • Establish and maintain working relationships with legislators, policymakers, regulators, and government staff.
  • Educate and persuade key decision-makers regarding the single-family rental industry's role, concerns, and economic contributions.
  • Support efforts to influence the development, modification, and implementation of laws and regulations affecting Progress.
  • Advocate for policies that promote fair competition, economic growth, and operational stability.
  • Cultivate relationships with industry leaders, member companies, and relevant advocacy organizations.
  • Coordinate with other lobbyists and stakeholders to form alliances and coalitions in support of shared policy objectives.
  • Represent Progress in industry meetings, conferences, and public forums as directed.
  • Prepare senior leadership and market teams for meetings with government officials and regulatory agencies.
  • Serve as a surrogate for the Vice President of Government Affairs when appropriate.
Desired Qualifications
  • An advanced or post-graduate degree in political science, public policy, economics, or a related field is preferred.
  • Working knowledge of the single-family rental industry, housing policy, or regulated real estate sectors.
  • Experience in government relations, public policy, government service, or a related role beyond the required range would be advantageous.

Progress Residential secures $384.7M refinancing for multi-state rental portfolio

Progress Residential secured $384.7 million in refinancing from Goldman Sachs Mortgage Company for a multi-state single-family rental portfolio. The deal, closed on 25 June at an 83% loan-to-value ratio, covers properties valued at $462.1 million. The portfolio includes 64 homes across 14 Broward County cities in Florida, valued at $71.7 million, or over $1.1 million per property. Progress Residential is a subsidiary of New York private equity firm Pretium Partners. The refinancing closed two weeks before the 21st Century ROAD to Housing Act became law on 11 July. The legislation limits large investors owning at least 350 single-family homes from purchasing additional existing properties, though it permits portfolio refinancing.
