Requirements
  • Undergraduate degree
  • 5+ years of transactional experience in relevant field (e.g., impact investing, investment banking, private equity, real estate finance)
  • Proven experience with financial modeling, company underwriting and/or valuation and bespoke quantitative analysis
  • Proficiency using spreadsheet and presentation applications, including Excel and PowerPoint
  • Demonstrated written and oral communication skills, including public speaking and engagement with external stakeholders
  • Keen attention to detail and ability to prioritize competing needs and opportunities
  • Deep interest in impact investing, community development and public-private partnerships
  • Highly analytical and strategically minded, with a proven ability to creatively navigate and solve complex challenges
  • Execution oriented self-starter, with the ability to work independently and thrive in a team-based environment
  • NYC residency is required within 180 days of hire
Responsibilities
  • Source pipeline and screen business plans to cultivate impact investment opportunities
  • Lead due diligence in the form of business model evaluation, financial analysis and industry/market analysis
  • Develop and maintain detailed financial models, including ability to isolate and manipulate key model drivers
  • Assist with investment structuring and credit and valuation analyses (e.g., IRR and DCF)
  • Review and negotiate term sheets and legal documentation
  • Prepare investment memorandums and presentations to inform senior decision-making, including presenting investment recommendations to NYCEDC executive staff, board members, and City officials
  • Assist with fund monitoring and reporting, including financial and impact returns
  • Support engagement with internal and external colleagues who are considering incorporating investment structures into their programs
  • Prepare ad-hoc analyses to support the evaluation of new impact investment programs and strategic opportunities
  • Mentor and support the training of more junior colleagues
