Requirements
- 10+ years of experience in budgeting and estimating for commercial construction projects. Both core & shell and commercial interior knowledge required. Retail construction or banking construction experience a plus
- Proven ability to compile complete estimates and hard bid packages with trade breakdowns
- Procurement and MS Project scheduling experience
- Strong presentation skills and ability to lead or participate meetings with subcontractors, clients, owners, and architects as needed
- Demonstrated ability to prioritize and multi-task
- Ability to deliver to deadlines for multiple concurrent projects
- Excellent time management and organizational skills
- Demonstrated proficiency in reading commercial construction plans and specifications
- Ability to value engineer a project
- Knowledge of Tri-State subcontractor base
- College degree preferred
- High proficiency in Microsoft Excel
- Strong knowledge of MS Project, Word, PowerPoint, and Outlook
- Sage/Timberline skills preferred
- Knowledge of On-Screen Takeoff preferred
Responsibilities
- Review project plans, requirements and specifications and perform detailed quantity take off and pricing for internal budgets for comparison with market pricing
- Develop subcontractor bid lists and prepare bid packages
- Manage the solicitation of subcontractor pricing and leveling for comparison with internal estimate and bid submittal
- Attend project walk throughs, acting as point of contact for all pricing activities during the RFP stage
- Coordinate constructability review with operational team when required to address any extraordinary scope, logistics, phasing and ensure General Conditions and Requirements are accurately priced
- Evaluate project risks and appropriately mitigate in partnership with the Operations team
- Ensure bid Qualifications and Exclusions are clearly articulated at time of submission mitigating SCC risk
- Attend client interviews and support work winning
- Lead post-award leveling and buyout, inclusive of risk analysis in partnership with the Operations team
- Establish internal construction budget at handoff to the project management team
- Prepare detail cost analysis of scope changes and assist/support Project Management staff members in field as needed
- Lead estimating function during preconstruction services for awarded projects
- Perform all phases of budget estimating functions from conceptual design through design development and construction documents
- Lead value engineering as required
- Maintain and communicate data on construction and material cost trends affecting project pricing
- Maintain unit-cost database with adoption of Destini Estimator software
