Requirements
  • A minimum of 8 years of maintenance experience in multifamily housing or hospitality.
  • Advanced experience in two or more trades, including electrical, carpentry, plumbing, HVAC, or painting.
  • Working knowledge of appliances.
  • Ability to accurately perform basic mathematical functions.
  • EPA Universal Certification.
  • Ability to lift up to 50 pounds and perform the required standing, walking, reaching, climbing, and vision-related physical activities.
  • Availability to work extended or flexible hours, nights, weekends, and occasional holidays.
  • Full-time availability and regular attendance.
Responsibilities
  • Manage day-to-day tasks and responsibilities for two or more apartment communities.
  • Set scope, technical specifications, budgets, schedules, material and equipment requirements, subcontractor and vendor bidding and management, and overall planning and execution of facility and maintenance projects.
  • Anticipate potential problems and implement or oversee preventive actions to ensure community safety and operating procedures.
  • Manage, lead, and develop the maintenance team regarding scheduling, duties, and performance.
  • Direct and oversee maintenance work orders and unit turns in a timely manner while providing customer service to residents.
  • Complete unit inspections and maintain orderly documentation.
  • Maintain an inventory of basic personal tools needed for assigned tasks.
  • Organize, maintain, and use provided supplies cost-effectively.
  • Pre-diagnose and troubleshoot building systems before scheduling repairs.
  • Repair HVAC, electrical, plumbing, appliance, and carpentry issues.
  • Perform on-call service requests and emergency calls as needed.
  • Maintain an appearance appropriate to the company’s image.
  • Complete additional tasks assigned by the supervisor.
  • Participate in ongoing professional development and continuing education programs.
  • Participate in company functions and events.
Desired Qualifications
  • High school education or equivalent.
  • Certified Pool Operator Certification.
  • Intermediate computer and internet knowledge.
  • Ability to use on-site resident management software.
