FLATS is a property management and development platform that specializes in renovating historic Chicago buildings into amenity-rich residential properties, expanding under the ProperPMC umbrella to other cities. Its approach centers on adaptive reuse: converting old structures into modern apartments while keeping original architectural charm. Lobbies are opened as public spaces with coffee shops, bars, and restaurants, creating neighborhood hubs. Residents access curated amenities such as rooftop lounges, gyms with restored pools and boxing rings, and co-working areas. Revenue comes from renting residential units across studio to two-bedroom layouts. The company differentiates itself by blending hospitality-style amenities with community-focused, lifestyle-driven living, often partnering with local businesses, artists, and fitness professionals to host events. FLATS aims to offer approachable, high-quality living that preserves history while fostering neighborhood engagement.

Simplify's Take

What believers are saying

  • January 2026 added Millie on Michigan and The Weyland, expanding Chicago scale.
  • Proper announced four additional Chicago closings expected during 2026, signaling continued capital access.
  • ARO offerings at The Duncan broaden demand capture beyond luxury renters.

What critics are saying

  • Proper’s February 2026 consolidation makes FLATS a brand inside someone else’s platform.
  • The Wilmore’s 2026 launch raises execution risk across leasing, renovations, and service quality.
  • If Chicago absorption weakens, FLATS’ public-lobby, amenity-heavy model becomes a costly liability.

What makes Flats unique

  • Historic adaptive-reuse apartments anchor FLATS’ Chicago identity and brand moat.
  • Proper bundled FLATS with Guardian, CommonPlace, Drexel, and APG by February 2026.
  • The Wilmore and Millie on Michigan show premium, neighborhood-specific acquisition execution.
