Cologix Secures CAD 240M for 21 MW AI Data Center in Montréal

Cologix secures CAD 240M for 21 MW AI data center in Montréal. La Caisse announced a CAD 240 million senior financing agreement with Cologix to support the expansion of the company's MTL8 data center in Montréal. The facility, located in Technoparc Montréal near Montréal-Pierre Elliott Trudeau International Airport, is already operational and designed to support AI and hyperscale workloads. The investment provides full debt financing for the site as Cologix continues to scale its digital infrastructure footprint across Canada. The MTL8 facility will deliver 21 MW of capacity and connects into Cologix's broader Montréal platform, which includes 11 additional facilities across the metro area. The site operates on hydroelectric power and achieved LEED Gold certification in 2025, reflecting sustainability features aligned with high-efficiency building standards. Montréal's access to renewable power, dense fiber connectivity, and proximity to major U.S. markets has positioned the city as a growing hub for cloud, AI, and interconnection infrastructure. Cologix currently operates more than 45 edge data centers and interconnection hubs across 13 North American markets, providing colocation and network access for cloud providers, carriers, and enterprises. The company continues to expand its interconnection ecosystem through its Access Marketplace platform, which enables on-demand connectivity services between customers, clouds, and networks. - La Caisse is providing CAD 240 million in senior financing for Cologix's MTL8 data center in Montréal. - The facility delivers 21 MW of capacity and is designed to support AI and hyperscale computing workloads. - MTL8 is located in Technoparc Montréal near Montréal-Pierre Elliott Trudeau International Airport. - The site runs on hydroelectric power and achieved LEED Gold certification in 2025. - MTL8 connects into Cologix's Montréal platform of 11 additional facilities. - Cologix operates more than 45 hyperscale edge data centers across 13 North American markets. Scott Schneider, Chief Financial Officer of Cologix, said: "Canada has always been a core market for Cologix and this partnership reinforces our continued commitment to investing in critical digital infrastructure across the country. Together, this partnership positions us well to continue scaling infrastructure in Canada in a thoughtful, sustainable way as demand for cloud, AI and interconnected services continues to grow." Analysis: Cologix has expanded its Montréal footprint over the past decade as the region emerged as one of North America's most attractive locations for hyperscale and AI infrastructure. Québec's large hydroelectric power supply and relatively low electricity costs have drawn cloud and AI operators seeking scalable, lower-carbon energy sources. Institutional investors such as La Caisse have increasingly targeted digital infrastructure, including data centers, fiber networks, and subsea cables, as long-duration assets with predictable demand growth. Similar capital flows from pension funds and infrastructure investors have supported rapid expansion of hyperscale capacity across North America as AI training and inference workloads drive new power and connectivity requirements.

Data Center Developer Buys Ashburn Office Park for 4 Times Assessed Value

Data Center developer buys Ashburn office park for 4 times assessed value. Cologix says it plans to build a "state-of-the-art interconnection hub" on the property. By Maggie Roth February 26, 2026 at 10:49 am A data center developer has purchased an Ashburn industrial office park for $375 million. The sale amount is four times the property's assessed value, Washington Business Journal reported. Cologix purchased the Beaumeade Corporate Park from an affiliate of Merritt Properties. The acquisition included a $317 million purchase for several lots on Guilford Dr. that encompass about 34 acres. In a separate transaction, Cologix paid $58 million for about 6 acres at 44620 Guilford Dr. Cologix announced the Ashburn land acquisition earlier this month. A news release from the company said that the sale "represents a rare opportunity to secure long-term capacity in a highly constrained market where access to scale, connectivity and proximity are increasingly scarce." The company plans to develop a "state-of-the-art interconnection hub on this campus as an option for its customers offering redundancy and resilience built for AI-scale networking." The facility will have an initial power capacity of 85 megawatts with the ability to scale up to more than 300. Planning is expected to begin in 2030. "As the global epicenter of digital infrastructure, Ashburn offers unmatched scale, density and strategic importance," said Cologix CEO Laura Ortman. "Opportunities to acquire land of this caliber, in the center of Data Center Alley, are exceptionally rare. This investment reflects our long-term conviction in the market and our commitment to delivering next-generation interconnection, AI and hybrid cloud services for our customers." Cologix Buys 38 Acres in Ashburn

Cologix buys 38 acres in Ashburn. Cologix announced the acquisition of 38 acres of land in Ashburn, Virginia, extending its footprint in the core of Northern Virginia's "Data Center Alley." The industrially zoned site on Beaumeade Circle sits inside one of the world's most fiber-dense digital infrastructure ecosystems, where available land and power access have become increasingly constrained. The company plans to develop a new interconnection-focused campus designed to support hyperscale, AI-ready, and enterprise workloads. Preliminary planning is expected to begin around 2030, with an initial power capacity of 85MW and long-term expansion potential exceeding 300MW as demand evolves. The site will provide an additional option for customers seeking redundancy and resilience for AI inference, hybrid cloud, and latency-sensitive networking architectures. The acquisition strengthens Cologix's long-term growth strategy in Northern Virginia, where the company has operated for nearly a decade, and supports a broader $5 billion investment plan across the region. Located in Ashburn within Loudoun County, the campus offers proximity to global networks, major cloud on-ramps, and dense interconnection ecosystems that continue to attract hyperscalers and large enterprises. "As the global epicenter of digital infrastructure, Ashburn offers unmatched scale, density and strategic importance," said Laura Ortman, CEO of Cologix. "Opportunities to acquire land of this caliber, in the center of Data Center Alley, are exceptionally rare. This investment reflects our long-term conviction in the market and our commitment to delivering next-generation interconnection, AI and hybrid cloud services for our customers." Cologix's land acquisition follows a broader wave of long-horizon capacity planning across Northern Virginia as operators secure sites years ahead of construction to manage power and zoning constraints. The emphasis on interconnection and AI-driven workloads aligns with rising demand for latency-optimized inference infrastructure near cloud and network exchange points, an area where Ashburn continues to set global benchmarks. Cologix is a privately held network-neutral interconnection and data center operator headquartered in Denver, Colorado, focused on providing scalable, AI-ready digital infrastructure across North America. Founded in 2010 by Bill Fathers, a veteran of Level 3 Communications, the company operates more than 45 data centers in over a dozen metro markets, with a strategy centered on dense interconnection hubs that link hyperscalers, cloud on-ramps, carriers, content providers, and enterprises. Cologix's core platform combines colocation, interconnection, and hyperscale-adjacent capacity, with particular strength in edge and secondary markets such as Ashburn (Northern Virginia), Montréal, Toronto, Columbus, and Minneapolis. The company is owned by Stonepeak, which acquired Cologix in 2017 and has since backed multi-billion-dollar expansion programs, including land banking and large-scale campus developments to support AI workloads and cloud growth. Key milestones include the build-out of its Northern Virginia presence in "Data Center Alley," expansion of its Scalelogix hyperscale platform, and continued investment in carrier-dense facilities designed to reduce latency, improve resiliency, and support next-generation AI and cloud architectures.
