Stelumar packages residential construction into modular, factory-made components in Canada, using automation, robotics, and AI to produce walls, floors, roofing, volumetric modules, and cabinetry. Stelumar Communities delivers end-to-end modular housing projects, from planning to handover, for private developers, governments, and institutions. Its differentiators include backing from Mattamy Asset Management with Mattamy Homes as an anchor customer, an independent structure serving a broad client base, and a scalable model targeting about 3,000 housing units per year beginning in 2026. The company aims to help solve Canada's housing shortage by making construction faster, more consistent, and more affordable through industrialized modular construction across low- and mid-rise housing, rentals, affordable housing, student housing, and hospitality.

Simplify Jobs

Simplify's Take

What believers are saying

  • Stelumar reported February 2026 hackathon progress, signaling active product and supplier development.
  • Mattamy remains Stelumar’s inaugural customer, supporting early utilization through 2026.
  • A 3,000-unit annual target and 75% domestic sourcing align with Canada housing policy.

What critics are saying

  • Stelumar’s 2026 factory still lacks a finalized GTA site as of June 2025.
  • Hundreds of millions in equipment spending and debt financing pressure returns before volume ramps.
  • Gilgan’s earlier prefab company failed in 2009, exposing execution risk if costs slip.

What makes Stelumar unique

  • Peter Gilgan and Mattamy Homes give Stelumar captive demand and deep capital backing.
  • Stelumar’s Ontario factories build six-storey modular systems, not only detached suburban homes.
  • Automated walls, floors, cabinets, and volumetric modules create a vertically integrated platform.
