Requirements
  • Ensure adherence to leasing-related laws and regulations, including Department of Housing and Urban Development, Fair Housing, Americans with Disabilities Act, and Fair Credit Reporting Act requirements.
  • Maintain compliance knowledge of the HUD 4350.3 Handbook.
  • Hold Certified Occupancy Specialist or Certified Professional of Occupancy certification.
  • Have experience with Enterprise Income Verification.
  • Have experience with Yardi and RealPage; this experience is preferred.
  • Hold TCS certification for tax credit properties.
  • Have experience in affordable housing.
  • Be proficient in Microsoft Office Suite.
  • Be able to multitask and meet tight deadlines.
  • Have three years of management experience, including supervising a team in property management, hospitality, retail, or restaurant management.
Responsibilities
  • Manage the day-to-day operations, on-site compliance activities, and overall performance of the assigned property.
  • Develop responses to regulatory agencies in coordination with the Compliance Department.
  • Implement intervention strategies with Regional Managers and the Compliance Department for tenants who are noncompliant with lease or compliance requirements.
  • Prepare for REAC reviews, clear EHS violations, and coordinate Management and Occupancy Reviews, Investor Site Reviews, and Low-Income Housing Tax Credit reviews.
  • Perform annual and interim recertification reviews.
  • Assist tenants with requests, questions, problems, and complaints.
  • Monitor tenant and complex-wide arrears and litigation cases.
  • Document lease violations and coordinate evictions.
  • Direct the collection of monthly rents and late fees, process applications, pursue delinquencies through legal action and eviction, and monitor bad-debt write-offs.
  • Alert staff about move-ins, move-outs, and emergencies.
  • Supervise, direct, and monitor preventive and emergency maintenance and repairs to ensure regulatory compliance.
  • Coordinate vendor bids and contractor quotes.
  • Conduct and document unit inspections.
  • Conduct biannual walkthroughs with the Building Superintendent.
  • Create reports to ensure buildings under the property manager's responsibility are maintained and building needs are identified, planned, and addressed.
  • Provide and obtain updates on ongoing construction projects and unit renovations.
  • Work with the construction team to avoid violations, support inspections, and coordinate necessary access.
  • Attend monthly financial catch-up meetings and monitor budgets.
Desired Qualifications
  • A bachelor's degree is preferred.
  • Experience with Yardi and RealPage is preferred.
