Requirements
  • High school diploma or demonstrated equivalent.
  • Three years of experience as an HVAC/R maintenance technician in industrial and/or commercial environments, or an equivalent combination of education and experience.
  • Ability to work in an aerial lift or scissor lift at heights up to 30 feet or higher.
  • Ability to pass a medical evaluation for respirator use and successfully complete a fit test for several types of respirators.
  • Ability to pass a pre-employment substance abuse test if offered the position.
  • Ability to obtain a security access badge at the client’s location.
  • Ability to read and understand information in documents or on a computer screen, with demonstrated fluency in computer use including the full Microsoft product line.
  • Ability to obtain an appropriate driver’s license issued by the state Department of Motor Vehicles, as requested.
  • Ability to obtain and maintain facility credentials or authorization; United States citizenship or permanent residency is required for facility credentials at this work location.
  • United States work authorization sponsorship is not included.
  • Ability to diagnose and troubleshoot HVAC equipment and systems.
  • Ability to identify and correct safety-related issues and independently evaluate equipment for potential failures.
  • Ability to use mechanical and electrical skills to complete assignments.
  • Ability to comply with applicable codes, regulations, industry standards, safety guidelines, job hazard analysis, lockout/tagout, personal protective equipment requirements, and Good Laboratory Practices.

  • Ability to work closely with customers during site emergencies.
  • Ability to work overtime and, when required, holidays and weekends.
  • Ability to lift up to 50 pounds, climb ladders, steps, and scaffolding, walk extensively throughout the plant, and perform repetitive bending, stooping, squatting, kneeling, stretching, reaching, and wrist movements.
  • Ability to differentiate colors used for wire color-coding and use office equipment and computer keyboards to access databases, send and receive messages, and prepare documents.
  • Ability to interact professionally and respectfully with clients and coworkers during periods of stress.
Responsibilities
  • Respond to work orders and provide preventive, predictive, and corrective maintenance for a wide variety of industrial or commercial facility HVAC and mechanical equipment.
  • Perform routine inspections and maintenance, monitor metering equipment, and adjust levels as necessary to ensure continuous operation of mechanical systems.
  • Identify and correct safety-related issues and perform independent equipment evaluations to identify potential equipment failures.
  • Operate, maintain, diagnose, troubleshoot, and repair ventilation equipment, pumps, fans, chillers, rooftop air handling units, split systems, compressors, refrigeration systems, and other mechanical equipment.
  • Use the building automation system to track building conditions and facility equipment operation.
  • Operate HVAC systems efficiently.
  • Recharge refrigerant levels, check for leaks, and ensure the refrigerant cycle functions correctly in air-conditioning and refrigeration systems.
  • Perform preventive and predictive maintenance on HVAC control and operating systems according to schedules in a Computerized Maintenance Management System.
  • Respond to work orders and provide customers with service and feedback while maintaining compliance with codes, regulations, and industry standards.
  • Use measuring, diagnostic, and testing instruments to support energy-efficiency solutions.
  • Document work accurately in electronic and paper cataloging systems for customers or regulatory personnel.
  • Resolve customer complaints quickly and aim to resolve problems on the first call without escalation.
  • Attend meetings throughout the site and travel to nearby company, customer, or vendor locations and, occasionally, to more distant locations by air.
  • Maintain a strict schedule, balance multiple tasks, prioritize assignments, resolve issues independently, and adjust priorities as requested by management.
  • Perform other duties assigned by management or the lead.
Desired Qualifications
  • A technical degree.
  • An Environmental Protection Agency Universal Refrigeration License, or the ability to obtain one.
  • Experience in a Good Manufacturing Practice or similar regulated environment, such as hospitals, biomedical campuses, or pharmaceutical campuses.
  • Ability to read and understand repair manuals, specifications, drawings, and schematic diagrams.
  • Experience with heavy industrial or manufacturing plant steam systems, centrifugal chillers, air handling units, turbines, boilers, cooling towers, air compressors, air dryers, heat exchangers, exhaust systems, pneumatic controls, and building automation control systems.
  • Experience performing vibration data collection and analysis or using ultrasound testing equipment for predictive maintenance and condition monitoring.
  • Experience using a Computerized Maintenance Management System; Maximo experience is a plus.
  • Experience interpreting instructions provided in written, oral, diagram, or schedule form.
