  • Progressive employment history demonstrating increasing accountability and responsibility applying property-management and residential multi-housing principles.
  • Demonstrated knowledge and skills in sales, customer service, revenue and expense management, and financial business plans.
  • Ability to read, write, and communicate effectively to complete business plans, financial documents, and legal documents and communicate property strategies and performance with clients and owners.
  • Mathematical skills sufficient to calculate percentages and complete financial records, budgets, and fiscal reports.
  • Senior-level experience and skills leading and managing others, including interviewing, onboarding, directing, evaluating performance, and making talent-management decisions.
  • Proficiency with internet, word-processing, spreadsheet, and database-management programs.
  • Proficiency with property-management software.
  • Ability to meet predictable attendance and punctuality expectations and the physical demands of the position.
  • Ability to work on-site, work additional tasks on weekends or after hours when needed, and travel for business purposes.
  • Ability to physically access all exterior and interior parts of assigned properties and amenities.
  • Ability to push, pull, lift, carry, or maneuver up to 20 pounds independently and 50 pounds with assistance.
Responsibilities
  • Maintain the physical asset and maximize financial returns in accordance with the owner's objectives.
  • Comply with company policies and procedures and laws and regulations governing multifamily housing operations, including Fair Housing, the Americans with Disabilities Act, and the Fair Credit Reporting Act.
  • Direct and coordinate activities that motivate and cultivate the on-site team to meet or exceed industry standards.
  • Attract, advise, and present to current and potential clients the value of choosing the company.
  • Maintain and inspire the company culture.
  • Work with on-site team members to prioritize solutions and provide frameworks that drive journey metrics.
  • Understand issues and opportunities and solve them through innovative solutions.
  • Engage with residents, prospective residents, associates, and stakeholders to understand needs and lead with company values.
  • Create and maintain sequenced plans to launch projects successfully.
  • Lead cross-functional teams through change programs and projects using frameworks and influence modeling to drive awareness and outcomes.
  • Participate in industry associations, groups, and community activities that support professional development and business goals.
  • Supervise and mentor the property on-site team through one-on-one mentoring and daily team huddles.
  • Hire, onboard, train, and manage the performance of team members in accordance with company policies and business practices.
  • Manage the client and owner relationship through owner meetings, property tours, performance updates, and responses to owner requests.
  • Provide input into property budgets by analyzing financial statements, reviewing marketing information, and evaluating operational reports and performance patterns.
  • Meet revenue targets by setting rent rates, ensuring rents and fees are collected and posted, completing bank deposits, and preparing and reviewing monthly financial status reports.
  • Approve and submit vendor, contractor, and service-provider invoices by reconciling work or products, validating insurance certificates, coding charges, and managing communications among vendors, accounting, and owners.
  • Analyze market and economic trends and implement marketing and leasing strategies to achieve occupancy and revenue goals.
  • Promote resident satisfaction and retention by responding to questions, grievances, and requests and resolving service issues.
  • Ensure maintenance team members meet standards for responding to and completing resident service requests.
  • Conduct regular in-person property inspections and take action to maintain safety, cleanliness, appearance, and appeal.
  • Complete accounting, financial, administrative, and other reports.
  • Oversee lease enforcement by conducting apartment inspections, following notice and eviction procedures, and imposing and collecting allowable late fees and other charges.
  • Travel to properties, visit clients, present for new business opportunities, and attend educational conferences as needed.
