Homebuilder acquires $731M of land and other D-FW real estate news. The latest sales, deals and leases in North Texas. Staff Writers Mar. 13, 2026 Updated 6:00 a.m. CDT 2 min. read A national homebuilder announced a $731 million expansion into the Dallas-Fort Worth area in late February. The company's first community will be The Villas at Lakeside, a community overlooking Lake Grapevine in Flower Mound. The company has built individual homes in the D-FW metro since 2022. Homebound is a homebuilder that started in California following the Tubbs fire in 2017. The company has homes available in Denver, Tampa, Houston and Dallas, according to its website. The builder's expansion into the D-FW area includes more than 1,065 total lots, amounting to the land value of $731 million, according to the announcement. D-FW Real Estate News The site, at 2901 Lakeside Village Blvd., is set to have about 40 homes, according to the builder's website. Homebound is expanding into several communities including Swan Lake Estates in North Dallas and Park Place in Prosper. Firm signs 1M square foot industrial lease. DSV Contract Logistics has signed a more than 1-million-square-foot lease at Northlake 35 Logistics Park, 3400 E. Catherine Court in Northlake. The logistics firm was represented by Ward Richmond, Cole Hooper, James Ewing, Keller Strauss and Amanda Richards of Colliers. Clarion SVP of Asset Management Courtney Phelps, developer Doug Johnson of Texas Commercial Development and Nathan Lawrence and Krista Raymond with KBC represented the landlord during negotiations. It's one of the largest industrial leases in recent years in Northlake. Building 1, which DSV will fully occupy, is a Class A distribution facility delivered in April 2023. "As hyperscale data center development expands across North Texas, 3PLs are scaling rapidly to manage the complex flow of specialized equipment, materials, and mission-critical components required to power this growth," said Ward Richmond, vice chair at Colliers. AI startup lands in Deep Ellum. 4Minds, an AI startup, has landed at a Deep Ellum mixed-use development. The firm will take 6,000 square feet on The Epic's newly completed speculative floor at 2250 Pacific Ave., according to building owner Westdale. 4Minds is a platform that automatically builds custom, private AI trained on customer data. The company's Dallas office will serve as an anchor for 75 employees spread across the nation, with additional presence in Seattle, Los Angeles and Northern Virginia. In late 2025, The Epic also welcomed The Bomb Factory's corporate office to its tenant roster. Other tenants include multinational transportation company Uber, coworking concept Spaces, global design firm DLR Group, engineering consulting firm Kimley-Horn and media intelligence agency Arm Candy. The Epic has more than 250,000 square feet of Class-AA office space. "With its ideal location, convenient transportation options and flexible spaces, The Epic was a clear choice for our flagship office," Ryan Trimberger, co-founder and CEO at 4Minds, said in a statement. "Deep Ellum combines history, culture and creativity, and we envision The Epic as a catalyst for a broader North Texas innovation ecosystem. Homebound pays $731M for North Texas home lots, including within Flower Mound's The Villas at Lakeside. (Courtesy Homebound) A California-based company, Homebound, has purchased over 1,000 home lots across North Texas, including more than 40 in Flower Mound, according to a news release. The lots within The Villas at Lakeside, which are single-family residences within the 160-acre Lakeside mixed-use development, will be the first project Homebound starts on, per the news release. The 44 lots acquired by Homebound sit near Lakeside Parkway, according to a map of the community. Home prices within Homebound's portion of The Villas at Lakeside start at $1.79 million, with home sizes ranging from around 2,800 square feet to over 3,700 square feet, per Homebound's website. The company plans to build Mediterranean-style villas within Lakeside, and will be the final single-family homes in the Lakeside Village part of the development, per the news release. Diving deeper In addition to the acquisition of lots within Lakeside, Homebound also purchased lots in: * Swan Lake in Dallas * Park Place and Mosaic in Prosper * Westhill Parks in Mansfield The company is contracted for more than 1,065 lots in North Texas, per the news release.
