Requirements
  • One or more years of related maintenance experience is preferred.
  • Beginning-level understanding or experience in two or more basic trades, including electrical, carpentry, plumbing, heating, ventilation and air conditioning, painting, carpet care, or appliance repair.
  • Working knowledge of appliances.
  • Competent skills operating small hand and electrical tools and performing basic electrical, carpentry, painting, and small machinery repair.
  • Ability to communicate and interact with co-workers, managers, vendors, and residents to exchange information and give or receive work direction.
  • Basic computer skills, including operating a mobile device and personal computer.
  • Valid driver's license and ability to operate a company or personal vehicle or electrical cart.
  • Availability for regular on-call assignments, emergency calls, scheduled off-hours, and emergency overtime as required.
  • Ability to arrive at the property for service requests within 60 minutes.
  • Ability to travel to other regional locations for work, training, meetings, and related activities.
  • Ability to independently lift and carry supplies or equipment up to 65 pounds, with frequent reaching, stooping, bending, kneeling, walking, and standing, and the ability to climb stairs and ladders.
  • Willingness to work indoors and outdoors, in all weather conditions and potentially hazardous conditions, with exposure to extreme temperatures, dirt, dust, fumes, chemicals, smoke, unpleasant odors, and loud noises.
  • Ability to safely and successfully perform the essential job functions in accordance with the Americans with Disabilities Act, Family and Medical Leave Act, and other federal, state, and local standards, including qualitative and quantitative productivity standards.
  • Ability to comply with Occupational Safety and Health Administration safety regulations, applicable health, safety, and environmental laws, and company standard operating procedures.
  • Ability to follow safe work practices including lockout/tagout, confined-space entry, hazardous-chemical handling, personal protective equipment, ladder safety, and work from elevated surfaces.
Responsibilities
  • Perform routine maintenance and repairs on building systems and appliances, including electrical, plumbing, painting, appliance repair, and heating, ventilation and air conditioning.
  • Apply basic skills in at least two trades, such as electrical, carpentry, plumbing, heating, ventilation and air conditioning, painting, carpet care, or appliance repair.
  • Perform routine service repairs and preventive maintenance in homes, common areas, grounds, and the community.
  • Complete resident-requested repairs and service within the required 24-hour timeframe.
  • Complete assigned maintenance work on vacant homes according to company standards.
  • Perform on-call service requests and emergency calls.
  • Participate in routine inspections, including quality-control, move-in, preventive-maintenance, machinery, and appliance inspections.
  • Perform general maintenance and cleaning of common areas and the maintenance shop, including trash removal and snow removal when applicable.
  • Report maintenance concerns involving homes, the community, or common areas to a supervisor.
  • Maintain and update assigned service requests in Yardi Mobile until each assignment is completed and closed.
  • Use standard hand and power tools, equipment, and machinery safely and appropriately.
  • Operate a company or personal vehicle to travel to various work locations.
