Requirements
  • A minimum of 1 year of experience with residential real estate lease administration.
  • Familiarity with New York City Rent Stabilization laws.
  • Proficiency in navigating computers and property management software, including Microsoft Office, iLuvLeasing, On-Site, and Yardi.
  • A valid New York State real estate license or the ability to obtain one within the first 120 days of employment; active license holders must register their license with Rose Associates upon hire.
  • Work authorization is required.
  • Must be able to work weekends, including Saturdays and Sundays.
  • Must be present on-site and able to move throughout the building.
  • Ability to ascend and descend stairs and comfort with exposure to varying environmental climates and circumstances.
Responsibilities
  • Oversee the process of preparing, reviewing, and executing lease agreements, ensuring completeness, accuracy, and legal compliance while maintaining organized and current lease files.
  • Serve as the primary point of contact for tenants by addressing inquiries, facilitating renewals, and handling lease modifications.
  • Communicate lease terms, address concerns, coordinate lease renewals including tenant negotiations, and manage terminations with required documentation and compliance.
  • Monitor and track rent payments, ensuring timely and accurate collection, and handle rent adjustments, concessions, and other financial aspects related to lease agreements.
  • Review vacancy leases for accuracy and completeness; abstract and interpret residential lease documents; process resident move-ins and move-outs, including security deposit refunds and annual apartment registrations; generate lease renewals; and track and follow up on lease expirations.
  • Maintain accurate records in lease management software and generate reports and analytics regarding lease status, expirations, and financial performance.
  • Stay informed about local, state, and federal regulations affecting lease agreements and collaborate with legal counsel on lease-related legal matters.
  • Coordinate with property management teams to help resolve tenant concerns and inquiries related to lease terms.
  • Perform duties outside normal responsibilities as needed.
