  • Ability to read and write English for safety and productivity reasons.
  • Ability to accurately perform basic mathematical functions.
  • At least four years of experience as a supervisor in community management maintenance, building maintenance, or a related field.
  • Renovation experience may be required for older properties built five or more years ago.
  • Ability to work any day of the week, scheduled hours, and overtime when requested.
  • Ability to travel to company training classes or other communities as requested.
  • Ability to provide on-call, after-hours emergency service and live within the required distance of the community when assigned on-call duty.
  • Ability to perform hands-on repairs and maintenance, including general maintenance repair tasks, while maintaining safety.
  • Ability to move up to 50 pounds variable distances, use ladders exceeding 8 to 9 feet, and work outdoors in temperatures above 90 degrees or below 32 degrees Fahrenheit.
  • Valid driver's license, current automobile insurance, and use of a personal vehicle.
  • EPA Type I and II certification.
  • Pest-control licensing if pest control is performed in-house.
  • Other licenses and certifications required by the company or applicable state or federal law.
  • Own set of basic hand tools.
  • Ability to use general maintenance equipment, including hand tools, ladders, refrigerant recovery units, landscaping equipment, and safety equipment.

Responsibilities
  • Participate in company training classes and meetings and ensure service staff receives required training.
  • Organize, prioritize, and ensure service requests and repairs are completed correctly and promptly.
  • Inspect grounds, buildings, and other community features daily to minimize liability and maintain curb appeal.
  • Oversee turnkey operations and ensure vacant units are made rent-ready promptly.
  • Perform turnkey work as required and ensure all make-readies are inspected.
  • Adhere to standard operating procedures.
  • Maintain knowledge of local and state codes for permitting, sign ordinances, and pool regulations.
  • Adhere to and enforce personnel management policies and procedures.
  • Maintain superior customer service relationships.
  • Communicate with residents, associates, vendors, and supervisors.
  • Work with the community manager to resolve maintenance-related resident problems.
  • Assist the community manager with documenting counseling sessions for maintenance staff.
  • Maintain a preventative maintenance program to minimize emergency and service repairs.
  • Maintain the hazard communications program and teach and promote safe work practices.
  • Assist with recruiting, hiring, and training staff; recommend promotions and terminations when necessary.
  • Work with the community manager to obtain competitive bids for maintenance-related expenses.
  • Adhere to budget guidelines.
  • Purchase supplies and vendor services using purchase-order systems and bidding procedures under the community manager's supervision.
  • Use company computer software related to position requirements.
  • Contract outside vendors only when necessary.
  • Monitor inventory and maintain appropriate levels of parts and supplies.
  • Perform other assigned tasks or duties.
