Requirements
  • Five or more years of experience in residential property management and knowledge of property administrative and maintenance practices.
  • Knowledge of various legislation, including the Residential Tenancies Act and Housing Services Act.
  • Knowledge of codes and regulations, including the Fire Code, Building Code, and Occupational Health and Safety Act.
  • Knowledge and understanding of building systems, including heating, ventilation, and air conditioning, fire protection, mechanical, and electrical systems.
  • Strong familiarity with and skill in completing various rent-geared-to-income calculations.
  • Knowledge and experience of Landlord and Tenant Board proceedings, including serving notices relating to non-rental payments, anti-social behavior, and illegal activity.
  • Strong customer service orientation and delivery.
  • Skill in organizing and supervising multiple simultaneous service requests.
  • Ability to express ideas clearly in written and oral communication.
  • Experience using Yardi or similar financial software.
  • Strong computer skills, including Microsoft Word, Excel, and Outlook.
  • Strong contract management and trade supervision skills.
  • Sound analytical and problem-solving skills, including the ability to identify risk and mitigate liability.
  • Planning and organizational skills, including the ability to meet deadlines.
  • A high degree of integrity.
  • A reliable vehicle.
Responsibilities
  • Provide supervision, direction, and delegation to administrative and maintenance staff.
  • Manage operating-budget costs, including determining, dispensing, monitoring, and managing monthly spending.
  • Process purchase orders and manage, direct, and coordinate contractors.
  • Manage property maintenance and administration by assigning daily tasks to administrators and superintendents and monitoring assigned work.
  • Manage client relationships and provide required reports and timely responses.
  • Prepare daily, weekly, and monthly management reports and attend conference calls and meetings.
  • Attend meetings during and after regular business hours, including property-manager and tenant meetings.
  • Process and administer work orders.
  • Collect rent, complete rent-geared-to-income calculations, and manage arrears.
  • Administer leases and liaise with tenants for rent-geared-to-income, market, and affordable-market units.
  • Conduct the annual rent-review process.
  • Prepare legal documents for Landlord and Tenant Board hearings and evictions.
  • Conduct in-suite, vacant-unit, building, and grounds inspections and schedule or assign deficiencies for completion.
  • Respond to after-hours and weekend emergency calls on a rotational basis.
